Clinics and offices within walking distance
Westown Medical Center is only about 300 metres from the compound, with clinics announced for December 2026. Westown The Portal and The Polygon, both offices, are about a kilometre away, as is The Strip, SODIC's retail project. So once these open, doctors, shops and offices will be very close to home. At the same time, ask about expected traffic around the compound during working hours and which gate opens onto the main road.
Residential neighbours
SODIC's Six West is about 600 metres away, Forty West a kilometre, and La Vista's El Patio Vera 1.4 km away in the Northern Expansion. Measured from Westown on the map, Allegria Residence is about a kilometre to the east and Casa about 1.75 km. So the compound sits at the western end of SODIC's cluster, near October's Northern Expansion. Six West is announced for December 2026, so a new neighbour will start filling up soon; ask which road its residents will use.

What marks this place is that most of SODIC's Zayed projects are near one another: Allegria, Casa and Allegria Residence for living, The Polygon and Westown The Portal for offices, Westown Medical Center for clinics, The Strip for shops, and Six West and Forty West as new residential projects. As published, the compound is near the 26th of July axis, the Dahshur link and the desert road: the axis for Cairo, the desert road for Alexandria and the coast. Try both at rush hour from the gate, morning and evening, since traffic here will grow once SODIC's commercial projects open.

Westown Residences is published as having a clubhouse, pools, a gym, jogging and cycling paths, shops, restaurants and cafés, children's playgrounds and round-the-clock security. In a compound mixing flats, villas and townhouses, know where your unit is relative to the clubhouse and shops, as that affects calm. The gap between the two-bedroom offers is wide for the same size, so ask about the difference: floor, view, condition and whether a garage comes with it. If you choose the semi-finished four-bedroom, get a finishing quote and add it to the price before comparing it with the finished three-bedrooms.

In use, a duplex has an inner staircase and two floors, so ask whether all bedrooms are upstairs or one is downstairs, if an older family member lives with you.
Villas and the townhouse
The house offers hold a surprise: a 303 m² three-bedroom villa at 29 million and a 306 m² four-bedroom villa at 25 million, so the four-bedroom is 4 million cheaper despite an extra room and three more metres. A 333 m² four-bedroom townhouse asks 36 million, above both villas. All three are finished, so you must ask about the difference: land, garden, position in the compound, view and year of handover.
