About Westown The Portal El Sheikh Zayed

Westown The Portal El Sheikh Zayed for an office handed over in months

Westown The Portal El Sheikh Zayed is a commercial and administrative building by SODIC on 31,300 m² inside Westown, overlooking the Cairo to Alexandria desert road. Administrative units run from 81 to 262 m², priced from EGP 23,835,000 to EGP 77,093,000, with 10% down, 8 years of instalments and handover in December 2026.

What sets The Portal apart is that it is not a stand-alone mall on empty land waiting for customers; it sits inside SODIC West, which has been lived in and working for years, with companies, residents and real daily traffic around it. But the price here is high compared with its surroundings, so the real question is whether the location is worth the difference. We work it out together.

Who does an office in The Portal suit?

The Portal sits at the north-eastern edge of Westown, right next to The Polygon business park. So the traffic around it is not only compound residents but also the employees of the business park next door and people passing on the desert road.

A company that wants a known address in Zayed

The SODIC West name and a position on the desert road give a company an address that is easy to describe and find. From 81 m² you can start with a small base for a team, up to 262 m² for a mid-sized company or a branch.

An investor who wants to let it

An office in a working business district lets faster than one somewhere still being built, because a company renting wants a place its staff can reach today, not in years. With handover in December, rent starts in 2027 instead of after years of waiting.

A service business owner

The businesses that do well here are the ones thousands of residents and employees around it need daily: financial services, insurance, consultancy and training offices. Think about who your customer will be before you choose the size.

A small or a large office in The Portal?

Here is something different from most projects: the price per metre is almost the same at every size, about EGP 294,000. The 81 m² unit is EGP 23,835,000 and the 262 m² unit EGP 77,093,000, and the square metre is practically identical.

  • The upside: there is no premium on small units. In many projects the small office costs much more per metre; not here.
  • The downside: there is no discount on large units either. If you need a big space, you gain nothing per metre.
  • The advice: take exactly the space you need, because every extra metre costs you the full price.

If you will let it, smaller units are usually quicker to let because more companies are looking for them, and since the metre costs the same, the small one is the logical choice for an investor here.

Buy an office or rent one?

The decision comes down to two things: how many years the company will stay here, and what it needs its money for now.

  • A company still growing: renting is easier, because you need your money for operations and staff, and your space needs may change within two years.
  • A company settled in Zayed for years: buying in instalments stops the drain of rent, and after 8 years the office is yours and appears on the company's balance sheet as an asset.
  • A business owner thinking of a personal investment: you can buy the office in your own name and lease it to your company, so you pay yourself instead of a landlord.

Either way, do the sums over the full 8 years, not just the first, and include maintenance and management charges.

What difference does the desert road frontage make?

A large part of The Portal's price comes from its position on the desert road. That helps in two ways: easy access without going through compound streets, and the building itself being visible from the road.

But note that not every office in the building shares that advantage; an office on the frontage is not the same as one inside. Ask exactly where your office is, and whether you may put up a sign with your company name, because that matters a great deal if your business needs to be seen.

The 8-year instalment against company income

A 10% deposit means EGP 2,383,500 on the smallest office, and the instalment comes to roughly EGP 223,500 a month over 8 years, before any increases. On the largest office, the instalment is about EGP 723,000 a month.

The sum for a company: compare the instalment with the rent you pay today for an office of the same size in Zayed. If the gap is reasonable, buying turns a monthly expense into an asset you own after 8 years. If the instalment is double the rent or more, renting is still easier until the company grows. The details are under payment plans.

Office price per m² in The Portal against Zayed offices

These are the nearest projects with administrative offices at recorded prices, using the price per m² of their cheapest office:

  • The Polygon, right next to The Portal: around EGP 223,500 per m², but its smallest unit is 336 m².
  • Walk Of Cairo, 1 km away: around EGP 166,000 per m².
  • D Line, 3.5 km away: around EGP 153,500 per m².
  • Etapa Square, 3.5 km away: around EGP 153,100 per m².
  • Thru Dal Developments, 2.6 km away: around EGP 130,000 per m².

The Portal has the dearest office square metre in this circle, about EGP 71,000 per m² above The Polygon next door and roughly double offices such as D Line and Etapa Square. What you pay extra for is the desert road frontage, being inside SODIC West, and early handover.

If you need a large space above 300 m², The Polygon next door is clearly cheaper per metre. And if price per metre is your priority and the address does not matter, there are offices at half the price a few minutes away.

Why SODIC West as an office location?

Westown is part of SODIC West, the area that also includes Allegria, The Courtyards and Forty West. So The Portal serves a complete residential and business cluster, not a single compound.

It is reached from the Dahshur link, the 26th of July axis, the Wahat road and the Central axis. Around it are Smart Village, Juhayna Square, Zed Park, Mall of Arabia and the British International School. See it under location, or browse the other projects on the Sheikh Zayed page.

Who is the developer of The Portal?

SODIC; directly around The Portal it has Six West, Westown Medical Center and The Polygon. If your work is medical, the clinics at Westown Medical are cheaper per metre than The Portal's offices (about 219,000) and sit beside a hospital, so compare the two.

Things to know before you buy an office in The Portal

  • Work out the size your business needs and ask for it; if it is not there, ask about The Polygon or other offices in SODIC West.
  • Handover is December 2026; ask about the finishing state at handover and the cost of fitting out the office.
  • Ask about monthly management and service charges, and parking for staff and clients.
  • Ask whether the office can be registered as a company headquarters, and which activities are allowed in the building.
  • Read the pros and cons above before deciding.

Your next step

Work out how many staff will use the office, and from that the size you need from the available units; turn to the FAQs for any question.

If you want to compare The Portal with The Polygon or other Zayed offices of the same size, message Masharf on WhatsApp from the button on this page, and we will send you a comparison in figures and a written offer with the deposit and instalments.
