Westown Hub El Sheikh Zayed: SODIC shops and offices inside SODIC West

Westown Hub El Sheikh Zayed is a retail and office project by SODIC inside SODIC West in El Sheikh Zayed, next to Beverly Hills. The published idea is an outing spot for SODIC West's residents and the neighbourhoods around it, open and walkable, with a park, restaurants and sports courts, and offices and shops for sale alongside.

SODIC has published no sizes or prices for the hub. Its neighbours from the same developer do carry figures: Westown The Portal, 200 metres away, starts at 81 m² for 23,835,000, and Westown Medical Center sells a 56 m² clinic for 12,275,000. Outside SODIC, Walk of Cairo, under a kilometre off, starts at 100 m² for 16,600,000.

A shop you can see before you buy

The English announcement names restaurants already trading at the hub: TBS, Stavolta, Taboon and Oliveto. That means you can go on a Friday evening, watch the footfall outside the exact shop you are offered, and ask its neighbours what they pay in rent. Ask SODIC who manages the hub, how full it is and the service charge per metre.

Inside the hub

Published: a family park called Hub Park, restaurants and cafés, a sports club with courts and a fitness area, a children's area, a market, shops, cash machines and a pharmacy, greenery and fountains, and outdoor seating. Services are round-the-clock security and cameras, electric car chargers and maintenance. The Arabic text mentions underground parking.

The medical centre next door

For a clinic, the English announcement describes SODIC West's medical centre: a shared waiting area, two levels of underground parking, medical waste disposal, three high-speed lifts and a fire-fighting system. Ask whether the clinic you are shown is in the hub itself or in that centre, since the two announcements disagree.

Its place in Zayed

Around it are Westown Residences, The Courtyards, The Polygon and the British International School, with Juhayna Square, Allegria, Smart Village, Mall of Arabia and Al Ahly club nearby. Roads are the Dahshour link, 26th of July corridor, the Dabaa corridor, the desert road and the Oasis road. SODIC West as a whole is published as about 1,500 feddans.

So a shop's core customer is a resident of SODIC West and the compounds around it. If your business needs customers from beyond Zayed, ask whether visitors enter the hub through an open gate or need a pass, and whether there is visitor parking.

SODIC

Working since 1996, SODIC also sells, leases and manages residential and commercial units, says the brochure. In Zayed it has Westown Residences, Casa and Six West. Ask whether SODIC itself would let your shop after handover, and what share of the rent it takes for that.
