According to the project's details, Casa has a commercial zone inside the compound with dining and shops. Names such as "Casa Mall" or "Casa Plaza" do not appear in our project data, so if someone mentions them, ask whether they mean this commercial zone or a separate project.

Prices and payment plans

SODIC has no priced units on offer, so no developer price or plan is recorded with us. The prices owners are asking are in the resale price table on this page, updated monthly. On resale, the owner may still owe SODIC instalments, so ask for a statement and agree in writing who pays the rest.

Living in a finished compound

A finished compound has no construction noise, neighbours already live there and services run, unlike new projects nearby such as The Hillage, due in 2030. Ask about the condition of buildings and shared areas after years of use, and when major maintenance was last done.

Negotiating with the owner

Resale has no price list. Check the resale table on this page and ask how long the owner has been selling. Floor and view change the price: a unit overlooking a pool or green space usually costs more than one facing an inside street. Judge the finishing yourself and take any repairs off the price.

For investment

A finished unit in SODIC West can be let from the first month, and two-bedrooms usually let more easily than large units. Work out the return with real rents for similar units in the compound, minus maintenance and empty months.

Buying resale safely

• Contract: see the original contract with SODIC and the owner's proof of ownership.
• Transfer: ask SODIC about the transfer fee before agreeing a price.
• Maintenance: confirm fees are paid up to date.
• Parking: ask whether the unit has an assigned space written in the contract.
• Inspection: check finishing, plumbing and electrics, and the roof for a penthouse.
