The Second District and Al Ahly Club

Being in the Second District means it is inside Zayed proper, not in the New Zayed extension. Al Ahly Club is close by, as published, which matters for families whose children play there. On the same side is El Patio Zahraa, also published as next to the club, about 1.3 km from Royal Meadows. Ask which gate is nearest the club from the house you are considering, and whether there is a safe walking route for children between compound and club.

The 26th of July axis

Being near the 26th of July axis, as published, makes the trip to Cairo easier. But the axis is known for peak-hour traffic, so try joining it from the compound gate in the morning and returning in the afternoon before deciding.

Royal Meadows' neighbours

Looking at the map around the compound: The Hillage about 400 metres away, Walk of Cairo 1.1 km, El Patio Zahraa 1.3, Al Karma 4 1.4, D Line 1.6, Etapa 1.8 and SODIC's The Polygon 2 km. Also Allegria Residence is about 2 km south-west and Al Rabwa about 2.5 km south-east, both measured from each compound's place on the map.

So Royal Meadows sits among Zayed's large ready compounds such as Al Rabwa and Allegria, alongside new commercial projects such as Walk of Cairo, D Line and Al Karma 4 with shops and offices. Most of those commercial projects are announced for between October 2026 and April 2027, so new shops and offices will open near you; ask about each one's date and which road you would take.

Lakes inside the compound

The project is published as having lakes spread through its landscaping. A house's position relative to the lakes changes the view and may change the price, so ask in advance whether the house overlooks a lake; the master plan on this page shows it. In a 240-feddan compound, the distance from the house to the gate and to services inside matters, so find it out before deciding, and ask whether there is a club or clubhouse inside, where it is relative to your house, and whether its fees are part of maintenance.

ARCO also has Meadows Park in Sheikh Zayed, and the two names are close. If you see a "Meadows" ad without "Royal", check which project it refers to before comparing any price or size.

Daily trips in Zayed

With the compound in the Second District, most of your trips within Zayed will use the city's inner roads. Find out where your children's school, your hospital and your supermarket are, and try the drive from the gate. If you often go to Alexandria or the North Coast, ask about the nearest route to the desert road from the compound.

The viewing

Ask for the house number and its place on the master plan, and visit twice: once by day to see the view and neighbours, once at night for lighting and quiet. Look at the houses next to it: lived in, or still being finished? Most of the compound was handed over semi-finished, so there may be works around you.

On 340 m² or more, that is a large sum and months of work, so get two or three quotes before agreeing a price and use the cost in your negotiation.

A large house costs money after purchase: annual maintenance, the garden, air conditioning and electricity. A 700 m² villa costs far more each month than a 256 m² townhouse. Ask the management for the exact service charge, and ask a neighbour what they spend.
