Elevation Sheikh Zayed is a compound of houses by Somow Developments in Sheikh Zayed, with semi-finished townhouses, twin houses and a villa. Its lowest price in October 2026 is a 286 m² three-bedroom townhouse at EGP 15,000,000, with 10% down over 8 years and handover in August 2029.

A family looking for a house asks before the price: how many bedrooms and bathrooms, is there a garden, will the house be easy for the children and the elderly, and how far are the school and the hospital. This page follows that order.

How much are Elevation Sheikh Zayed prices?

Elevation prices in October 2026 start at EGP 15,000,000 for a three-bedroom townhouse, 19,000,000 for a four-bedroom townhouse, 24,000,000 for the twin house and 35,000,000 for the villa, all semi-finished. The figures come from the developer's unit table at Masharf (Keller Williams Masharf) in October 2026:

One unit of each type is available in October 2026, all handing over in August 2029. The villa's down payment is not clear in the table, so ask about it.

How many bedrooms does your family need?

Elevation offers three family sizes: a three-bedroom townhouse for a family with two children, a four-bedroom townhouse or twin for three children or a live-in grandparent, and a five-bedroom villa for a large family.

• The three-bedroom townhouse (286 m²) has five bathrooms, one per bedroom plus extra for guests, and the lowest metre at Elevation (about EGP 52,400).
• The four-bedroom townhouse (296 m²) has six bathrooms, only 10 m² more than the three-bedroom but 4 million more.
• The four-bedroom twin house (336 m²) has five bathrooms and is 40 m² larger than the four-bedroom townhouse.
• The five-bedroom villa (438 m²) has six bathrooms and stands on its own, with no shared wall.

A four-bedroom townhouse or twin?

The four-bedroom townhouse at Elevation costs EGP 19,000,000 over 6 years, and the four-bedroom twin 24,000,000 over 8 years. Oddly, the twin's monthly instalment (about 225,000) is below the townhouse's (about 237,500), because the twin is spread over two more years. For a family whose monthly income is the limit, the twin gives 40 m² more and one neighbour instead of two for a lower instalment, though at a total price 5 million higher.

The instalment against the household budget

The three-bedroom townhouse at Elevation costs about EGP 140,600 a month for 8 years after a 1,500,000 down payment, assuming equal instalments. The sums for each type:

By the August 2029 handover (about 34 months) you would have paid about 6.28 million on the three-bedroom townhouse, around 42% of the price. If the family still rents a flat, it will pay rent and instalment together for those 34 months.

What income does that instalment need?

On the rule that an instalment should not exceed a third of household income, the three-bedroom Elevation townhouse needs a family income of about EGP 420,000 a month, and the twin about 675,000. With less, the options are a larger down payment, or selling the current flat and putting the proceeds towards the price.

What does a house on levels mean?

The developer says Elevation is built on different ground levels, and its renders show stairs and walkways stepping down between the houses, terraced gardens, and private pools on some houses.

For a family, those levels cut both ways. They look good, and a house set higher than the one opposite can see further. But there are more steps when walking around the compound, which matters with a pushchair or an elderly relative. Ask which level your house is on, and how many steps there are from the garage to the front door.

Semi-finished: what else will you spend?

Every Elevation house is handed over semi-finished, so the family has to budget the cost and the time of finishing on top of the price before moving in.

In a 286 or 336 m² house, finishing needs a budget of its own and months of work after the August 2029 handover. Get exactly what semi-finished covers in writing: facades, windows, and how far the plumbing and wiring go. If the children will move to a school near the house, plan the move for after the finishing is done, not at handover.

Elevation against the ready Village West and Zayard North Strike

A house metre at Elevation (from about 52,400 in October 2026) is far below the ready Village West in Zayed, and close to Zayard North Strike in New Zayed:

Village West is ready and you could move in this year, but its metre starts around 100,000, against 52,000 to 71,000 for Elevation townhouses and twins, and its plans run 3 to 4 years with 15 to 20% down. The Zayard North Strike twin in New Zayed is about 8 million below the Elevation twin, but 71 m² smaller with one bedroom fewer. So the family chooses between moving in now for more money, or waiting until 2029 or 2030 for more space.

Where is Elevation, and what about schools and hospitals?

Elevation is in Sheikh Zayed; the exact pin is on the map under location. Its developer is Somow Developments, and Elevation is its project on Masharf in October 2026.

Before booking, the family should check these on the map and on the road:

• Your children's current or future school: how long the trip takes in the morning rush.
• The nearest hospital with an emergency department: the drive time from the compound gate.
• Supermarket and pharmacy: inside the compound, or do you need to leave?
• The drive to each parent's work at peak hour.
