Zayard North Strike New Zayed is a compound of houses and villas by Palmier Developments on about 23.4 feddans in New Zayed. The priced unit available in October 2026 is a 265 m² three-bedroom twin house at EGP 16,018,000, with 10% down over 10 years and handover in March 2030.

How much are Zayard North Strike prices?

The twin house at Zayard North Strike costs EGP 16,018,000 in October 2026, about 60,400 per m², and there is also a 252 m² villa without an announced price. The details from the developer's unit table at Masharf (Keller Williams Masharf) in October 2026:

• Twin house: three bedrooms and four bathrooms, 265 m², EGP 16,018,000, 1,601,800 down and the balance over 10 years, handover March 2030. One unit available.
• Villa: three bedrooms and four bathrooms, 252 m², handover August 2030. The price is not announced; ask about it on WhatsApp 01270970000.

The table does not give the finishing level for either unit. Get it in writing before comparing, because on 265 m² the gap between a finished house and one needing finishing can run into millions.

What is a twin house?

A twin house is a single-family house that shares one wall with one neighbouring house, with its other sides open. At Zayard North Strike the 265 m² twin has three bedrooms and four bathrooms, one more bathroom than bedrooms, which helps if you have guests often. Coming from a 150 or 180 m² apartment, 265 m² means much more space and higher running costs.

What will you pay each month?

The twin house at Zayard North Strike needs EGP 1,601,800 down, then about 120,100 a month for 10 years, assuming equal instalments.

October 2026 to March 2030 is about 41 months. Before handover you would have paid about 6.53 million (around 41% of the price), with the remaining 9.49 million or so spread over about 6 years and 7 months while you live there.

Work it out from your side too: if you are still paying rent on an apartment until handover, for those 41 months you pay the instalment and the rent together. Put both side by side before signing.

What income does that instalment need?

A rule many people use: the monthly instalment should not exceed a third of household income. On that rule, the Zayard North Strike twin instalment (about EGP 120,100) needs a household income of about 360,000 a month. With less, either pay a larger down payment to cut the instalment, look at a smaller unit, or plan to sell your current flat and put the proceeds towards the price.

For example, selling your flat and adding 5 million to the down payment leaves about 9.42 million, bringing the instalment down to about 78,500 a month over the same 10 years, if the developer accepts that change.

From apartment to house: what will cost more?

A first standalone house brings costs an apartment did not. Ask about these at Zayard North Strike and include them in your sums:

• The maintenance deposit: its amount and when it is due.
• Annual maintenance charges after handover.
• Finishing if the house is not finished, and furnishing 265 m².
• The garden, if there is one: who looks after it and at what cost.
• Meters and utility connections: who pays for them.

Zayard North Strike or another New Zayed compound?

A twin house metre at Zayard North Strike (about EGP 60,400 in October 2026) is below the twin metre at Naia West, Elora and Solana, and above Palmier's other projects such as Zayard Elite and Zayard Memora.

Against Palmier's projects in New Zayed

For a first-time house buyer, the comparison says two things:

• The Zayard Elite twin is larger and has a lower starting price than Zayard North Strike, but takes 70% down (9.1 million) and the rest within a year, about EGP 325,000 a month for a year after the down payment. That suits someone with the money now, not someone paying from a salary.
• Zayard Memora has a four-bedroom villa on almost the same plan and handover (10% over 10 years, March 2030), about 5.4 million below the North Strike twin. Ask where that gap comes from: size, finishing and the plot's position.

To move in sooner, Zayard Villa has a ready 290 m² townhouse at EGP 11,000,000 and a ready 390 m² four-bedroom villa at 14,000,000 in October 2026. The table does not give their payment plan, so ask about it.

Against twin houses in other New Zayed compounds

• Naia West: a 255 m² four-bedroom twin from EGP 22,000,000 (about 86,300 per m²), 5% over 10 years, handover April 2027.
• Elora: a 234 m² three-bedroom twin from 25,160,000 (about 107,500 per m²), 5% over 10 years, handover October 2030.
• Solana: a 221 m² three-bedroom twin from 44,000,000 (about 199,100 per m²), over 10 years, handover September 2030.

The Zayard North Strike twin costs about 6 million less than the Naia West twin and is 10 m² bigger, but Naia West hands over in April 2027, about three years earlier. For a first house, try the drive from there to your work and your children's school at peak hour before booking, because you will make it every day for years.
