Zayard Elite New Zayed: a twin house almost for cash, or its neighbour on instalments?

Zayard Elite New Zayed is by Palmier Developments on about 15 feddans. Per the project data, the compound fronts three main streets and has a commercial area on a 50-metre-wide road. Only twin houses are on offer now, on an unusual plan: 70% down and the rest within a year. In effect it is a near-cash sale, with handover in August 2027.

Just two twin houses

In October 2026 the developer listed three-bedroom twins of 305 and 347 m², at 13 and 14 million. That is near 42,600 a metre on the smaller one and less on the larger, among the cheapest twin metres in the area. But the deposit is about 9.1 million, with roughly 3.9 million left to pay within a single year.

Why that price?

The developer offers a low price in return for getting paid quickly. So this price isn't open to everyone, only to someone with cash ready. If you have it, this is one of New Zayed's strongest offers for a large garden house handed over in under a year.

Zayard Elite or Zayard North Strike?

Just 100 m away, the same developer has Zayard North Strike: a 265 m² twin from about 12.01 million, at 10% down over 7 years, due March 2030. Compared:

• Elite: a house about 40 m² bigger for only about a million more, handed over about two and a half years sooner, but needing almost all of it in cash.
• North Strike: about 1.2 million down and roughly 128,700 a month, a smaller house and a longer wait.

With the money in hand, Elite is the clearer deal. Needing instalments, North Strike is the route to the same developer and the same spot.

Against twins around it

Twins at El Patio Vera, 300 m away, run at about 112,500 a metre; V Levels about 94,126; Elevation about 71,429. So a Zayard Elite twin costs roughly half El Patio Vera's metre, the gap reflecting the near-cash terms as well as the developer's name and services.

Before paying 70%

• See the house in person and check construction progress, since you pay most of the price before handover.
• Ask about the finishing you will receive, and the garden and roof areas.
• Ask about the maintenance deposit and charges, which start at handover.

Who is Elite for?

A family with around 13 million in cash, or close to it, wanting a large house in New Zayed to move into next year. Someone who has sold a flat or land and wants to put the money into a house at a low metre. With a small deposit and a monthly income, Elite isn't for you; North Strike suits better.

Cinema, padel and pools

The project data lists pools, an outdoor cinema, a padel court, an outdoor gym, running and cycling paths, gathering and children's areas, and parking. It is near Sphinx Airport, Nile University, Mall of Egypt and Mall of Arabia, reached from the Dabaa road, the Alexandria desert road, the Rod El Farag Axis and the Dahshur link.
