For the five-bedrooms, ask about each one, because finishing a 600 m² villa can cost a great deal. The 800 m² ten-bedroom villa is rare in size, suited to an extended family; ask about its layout and licence.

Choosing the size

The 350 m² three-bedroom suits a smaller family that wants a house with a garden, and costs little to finish. The 490 to 600 m² five-bedrooms suit a large family or one living with parents, with room for a study and guests. Do not buy bigger than you need: every extra metre means more finishing, maintenance and bills each month.

The running costs of a villa

A large villa has costs after purchase: the compound's annual maintenance, the garden, air conditioning, electricity, and any missing finishing. Ask the management for the exact service charge, and ask a neighbour what they spend each month, before deciding on a size.

Negotiating with the owner

Resale has no price list; the price is negotiated. First find out what similar villas in Dyar and next door have been offered at, and ask how long the owner has been selling. Judge the finishing yourself: if the villa needs work, cost it and take it off the price as you talk. And if the owner still owes the developer instalments, agree in writing who pays them.

Buying a resale villa safely

• Contract: see the original contract with ARCO and the owner's proof of ownership.
• Instalments: ask whether any are still due to the developer, and who will pay them.
• Transfer: ask ARCO about the transfer fee before agreeing a price.

A ready villa can be let from the first month. Large villas in the Settlement let to families or companies on long contracts, though finding such a tenant takes longer. Work out the return with real rents for similar villas nearby, minus maintenance and empty months.
