The WaterMarq New Cairo: 300 to 910 m² villas on a swimmable lake

The WaterMarq New Cairo is a standalone-villa-only compound by The Marq Communities in the Fifth Settlement of New Cairo. Its advertised idea is an artificial lake winding between the villas, built for swimming and kayaking, with every villa looking onto it.

Area: 55 feddans or 20 acres?

The Arabic advert says 55 feddans; the English one says 20 acres, and the gap between the two is large, more than double. Get the land size in square metres from the company, and which of the two holds, because it decides how close together the villas around the lake will be.

The villas

Standalone villas are advertised from 300 to 910 m², in varied designs, facing the lake or the greenery. That is a wide range: a 300 m² villa and a 910 m² one differ in price, plot and charges. Ask The Marq for what is available by size, the plot area of each villa, whether it sits directly on the water or faces a garden, the finishing and the handover date.

Neighbouring prices

No WaterMarq prices are out yet. Nine hundred metres off, Midtown New Cairo starts at 265 m² for 22,300,067, and Tameer's AZAD, 400 metres off, lists 140 m² at 18,349,800. Divide a WaterMarq villa's price by its size and compare.

The lake and the island

The English advert splits the compound into three zones: the West Bank, the Heart overlooking the island, and the Island itself, ringed by the lake. On the island are a spa, a lounge, dining and gathering spaces. A private beachfront, beach cabins, water sports and relaxation areas are also advertised. Ask:

• What water fills the lake, how it is cleaned and treated, and who pays for it?
• Is swimming allowed all year or only in season, and are there lifeguards?
• Does a waterfront villa get its own steps or jetty?

Services by app

A mobile app is advertised for ordering housekeeping, car washing, dry cleaning and home maintenance, registering visitors, talking to neighbours and paying online, alongside round-the-clock security and maintenance. Find out if they are covered by the charges or billed one by one.

Its corner of New Cairo

The advert lists as nearby the American University in Cairo, 90th Street, Waterway, Point 90 Mall and Suez Road. Map neighbours such as AZAD and Eastown are under half a kilometre away. Try the drive from the site to your work.

The Marq Communities

The company also advertises The Marq Ville in Mostakbal City and The Marq Gardens in New Cairo. Ask about construction progress, the payment plan and the yearly maintenance charge for the lake and island.
