VEA Compound New Cairo: not the VYE in Zayed

VEA Compound New Cairo is by IL Cazar Developments in the 6th Settlement, 100 feddans given over entirely to houses, without a single apartment block. One thing needs saying first: many people type "VEA Sheikh Zayed" when they mean VYE SODIC in New Zayed. That is another project by another developer on the far side of Cairo. VEA is east, in New Cairo.

417 homes on 100 feddans

That figure is the whole story. Per the project data, there are about 417 villas and townhouses, fewer than five homes per feddan. A typical apartment compound fits dozens of flats on the same feddan. The result is empty streets, few neighbours, and greenery or water in front of most houses.

So the compound does not become an isolated island, it has 4 gates, a central park, a clubhouse taking about 5 feddans on its own, an outdoor fitness area and a sports club.

Villas for sale in VEA New Cairo

Two types are on record now, and each tells you something different:

Four-bedroom villa, 220 m²

Due October 2028, so it is handed over first, which is unusual: townhouses normally come before villas.

Three-bedroom townhouse, 180 m²

Due a full year after the villa, in October 2029.

Prices for both are not current in our data. If you compare them, put the extra year into the sum: how much rent would you pay by choosing the townhouse?

VEA New Cairo prices: the neighbours as a yardstick

Until you have VEA's price, the 6th Settlement neighbours mark out the range:

• Ever New Cairo, about 1.9 km away: villas at about EGP 112,712 per m², townhouses at about 95,439.
• Crescent Walk, about 1.7 km: villas at about EGP 152,032, townhouses at about 131,228.
• Hyde Park Central, about 1.6 km: villas at about EGP 189,208, townhouses at about 120,377.
• ZED East: townhouses at about EGP 176,744.

Ever is the cheapest and nearest to delivery; Hyde Park Central is the dearest for villas. When VEA's price arrives it will land somewhere between them, and exactly where tells you whether this low density is priced fairly.

That quiet has a price

A compound of only 417 homes means the costs of a big clubhouse, a central park and security on 4 gates are shared among few owners. So the maintenance deposit and yearly charges will likely run higher than in a compound of thousands of flats. That is not a flaw; it is part of the real price of privacy. Ask for both figures in pounds before comparing VEA with any larger compound.

Getting to VEA

Per the project data, access is from South 90th Street, with Suez Road and the Ain Sokhna Road close by, and the Capital not far. The American University and the German University in Cairo are a few minutes away, which matters for a family with university students and for letting to staff. That means construction around you for a few years after you move in, but also that your street will fill with services over time.

Three questions to take to the developer

• How far is the house from the central park, and which gate is nearest?
• Are the 220 and 180 m² figures built-up only, or do they include the garden?
• Why is the villa a year ahead of the townhouse, and is that date written into the contract with a penalty?
