Vallis is a Sky AD Developments compound in the 6th Settlement on about 75 feddans. It has apartments, duplexes, townhouses and villas, all with 5% down and the balance over 10 years. The lowest developer price in October 2026 is EGP 3,641,000 for a one-bedroom; handover is announced for June 2030, semi-finished.

Availability is thin in every type; the duplex and the villa were down to one unit each when the data was updated.

What is the instalment?

The developer collects quarterly. The duplex offer the developer sent us in October 2026: EGP 708,450 down and 336,500 every three months over 10 years. On the same basis, the smallest three-bedroom at 7,144,000 needs 357,200 down and about 169,670 a quarter if instalments are equal, which suits someone setting aside about 680,000 a year.

Duplex or townhouse?

The 200 m² duplex with a garden is about 1.3 million cheaper than the smallest townhouse (170 m²). A townhouse is a house with its own entrance and roof; the duplex is two floors inside a building with a ground-floor garden. For a large home with a garden under 15 million, the duplex gives the most space for the money at Vallis.

Location

• Bluetree by the same developer in the Golden Square: studios from EGP 4,290,000 and three-bedrooms from 10,312,000, with 10% down over 8 years.

Vallis is the cheaper of the three for a three-bedroom, with a lower down payment than Bluetree.
