Westdays 6th of October City is a residential compound by IL Cazar Developments near the Sheikh Zayed border, Mall of Arabia and the 26th of July axis. Only apartments are on offer, the lowest-priced a one-bedroom from 75 m² at EGP 4,076,523, with 2.5% down and 10 years of instalments, and handover in September 2030 semi-finished.

The number that stands out is the price per square metre: about EGP 54,000 for the lowest-priced apartment, far below every project around it. Before you celebrate that figure, there is a calculation you need to do, and we do it together below.

Who buys at Westdays?

The compound is laid out around a large central garden with walkways kept apart from car traffic, so it is aimed at families who want to live in a gated community with everyday services.

Walkways separated from cars look like a small detail on paper, but they make a real difference to your day if you have children: they can go out to play and walk to the garden without you worrying about cars coming and going. It is something many people only appreciate after they move in, not while they are buying.

A first apartment with the smallest possible deposit

The one-bedroom needs a deposit of only EGP 101,913, with an instalment of roughly EGP 33,000 a month over 10 years. That is one of the lightest payment plans among gated compounds in October, suited to someone early in their career without much cash.

A growing family

The three-bedroom starts at 135 m² for EGP 6,795,280, with EGP 169,882 down and an instalment of roughly EGP 55,000 a month. That is space that will serve you for years, and the key point is that it is not much dearer than the two-bedroom, as you will see.

Someone who wants to finish the apartment their own way

The apartments are handed over semi-finished. If you like choosing everything yourself and would rather not pay for a developer's finishing you might not like, this gives you that freedom over cost and timing.

Two bedrooms or three in Westdays?

This is the clearest decision in the project. The two-bedroom starts at 110 m² for EGP 6,403,400, and the three-bedroom at 135 m² for EGP 6,795,280.

• The price difference is only EGP 391,880.
• The size difference is 25 m² and a whole extra room.
• The three-bedroom works out at about EGP 50,300 per m², the lowest-priced square metre in the project, against about 58,200 for the two-bedroom.
• The difference in monthly instalment is only about EGP 3,000.

So if you were going for two bedrooms, three gives you an extra room for under EGP 400,000. You rarely find a calculation like that. Two bedrooms is better only if the extra space would cost you finishing you cannot afford right now.

The one-bedroom comes to about EGP 54,400 per m², dearer per metre than the three-bedroom but lower in total. If your aim is to rent to a student at a nearby university or a single professional, that is the one to look at.

What income does a Westdays instalment suit?

A 2.5% deposit makes getting in easy, but what stays with you for 10 years is the instalment. Our rule of thumb is that the instalment should not exceed a third of household income, so you stay comfortable if anything comes up.

• One-bedroom: an instalment of about EGP 33,000 a month, so you need an income of around EGP 100,000 a month to be comfortable.
• Two-bedroom: an instalment of about EGP 52,000, so an income of around EGP 156,000.
• Three-bedroom: an instalment of about EGP 55,000, so an income of around EGP 166,000.

These figures are approximate and before any interest or increases, and remember the cost of finishing comes on top after handover. If they are above your income, you can ask about a longer term or a larger deposit to lower the instalment.

Price per m² in Westdays against its neighbours

These are the nearest projects with listed prices in October, using the price per m² of their lowest-priced unit:

Westdays has the lowest-priced square metre in this whole circle, by a wide margin. The closest on price is Jazebeya, about EGP 23,000 per m² dearer.

Watch two things before you treat it as a bargain, though. First, the units are semi-finished, so add the cost of finishing to the price before comparing with a project handed over finished. Second, the gap is large enough that you should confirm this is still today's price and not an old release, so ask about it before anything else.

Who is the developer of Westdays?

Most IL Cazar Developments projects are in New Cairo: Creektown, VEA, Glen and The Crest. It also has Safia in Ras El Hekma on the coast.

Westdays is one of its few projects in west Cairo. So if you want to see its work on the ground, the nearest place will be in New Cairo rather than October, and that is worth the trip before you sign a 10-year contract.

Why Westdays' location in October?

Westdays is in the part close to Sheikh Zayed, one of the most sought-after parts of October.

The project is close to the city's main routes: the Dahshur link, the 26th of July axis, the Wahat road, the Ring Road and the Gamal Abdel Nasser axis. So heading into Cairo or across to Zayed does not mean winding through October's inner streets.

The stated distances are short: a minute from the Shooting Club, 3 minutes from Mall of Arabia and the Dahshur link, and 5 minutes from the 26th of July axis. For an investor, being near MSA University and the big malls means steady rental demand for small apartments. For someone moving in, it means everything you need is minutes away.

Things to know before you book in Westdays

• The project has 3 apartment sizes, so see which fits your family and ask about it.
• Handover is September 2030, so about four years of instalments before you move in, and then the time to finish it.
• Work out the cost of finishing now and put it in your budget, because it comes all at once after handover. Get two or three quotes from finishing companies for the exact size of apartment you have in mind before you book anything.
• Make sure these prices are current, because they are clearly below everything around them.
