Beta Residence location

Beta Residence is in October Gardens, 6th of October City, directly on the Fayoum Tourist Road, near the Pyramids and the Grand Egyptian Museum. The road links it to Giza and Haram on one side and to the heart of October Gardens on the other, so the commute from Haram or Faisal is very different from one to Sheikh Zayed.

Its nearest neighbours with developer prices are Sun Capital about 3.1 km away, Rock Eden about 4.5 km and Ashgar City about 6.5 km, measured between two points on the map. The map in the location section shows the compound's boundary.

Beta Residence master plan and design

The master plan starts from "the Spine", a main promenade from the gate overlooking the social club and the green areas. The architecture mixes Spanish, Greek, Italian and Andalusian styles with a Mediterranean feel. Okoplan is the general consultant and Mito Consult handles networks and infrastructure.

The first design stage was landscaping, walkways and water features, before the buildings, so the green areas were planned first. The developer is selling two types today, two- and three-bedroom apartments, and few are left: one two-bedroom and 5 three-bedrooms.

Apartments for sale in Beta Residence: two bedrooms or three?

The numbers are unusual: the cheapest three-bedroom costs only 505,000 more than the two-bedroom, for a room more and 26 to 36 m² extra. Its metre is about 41,340 against 50,980, around 9,600 less. Its down payment, 570,500, is also lower than the two-bedroom's 780,000, because the two-bedroom asks 15% and the three-bedroom 10%.

The two-bedroom wins only on the plan, 8 years against 7, so its monthly instalment is lower: about 46,040 against 61,125. If the down payment is your limit, take three bedrooms; if the monthly payment is, two. The largest three-bedroom, 183 m² at 7,200,000, is the cheapest metre in the project at about 39,340.

Handover is October 2029, three years from now. If you rent today, you will pay rent and instalments together for that time, so put both against your income before choosing the size.

Handover, finishing and sales phases

The apartments on sale are semi-finished, with handover in October 2029. In January 2025 BETA announced the first phase of Beta Residence had sold out, and during 2025 it was preparing a new phase, which is why what is left today is limited. Semi-finished means you pay for floors, bathrooms and kitchen after handover, so add that cost when comparing with a finished project.

Beta Residence resale

We have only two resale offers in October 2026: two-bedroom apartments of 123 to 143 m² from 4,600,000 to 5,450,000, about 37,400 a metre. The project is still being built, so what matters in a resale is what has been paid, what remains and the handover date in the original contract; we bring you these in writing before you decide.

Beta Residence has the cheapest metre of the group, about 6,700 below Ashgar City. The price is the wait: Rock Eden hands over in October 2026, Sun Capital in March 2027, Ashgar City in April 2027 and Beta in October 2029.

Someone working in Haram or Giza: the Fayoum Tourist Road brings that side closer than October Gardens projects on the Wahat Road.
