In April 2023 El Batal said Rock Eden covers 34 feddans with 1,000 homes, apartments, townhouses, villas, duplexes and penthouses, from 160 to 330 m². Rock Eden location in October Gardens

Rock Eden sits in October Gardens next to Zewail City. Its nearest neighbours with developer sales are the Ashgar projects: Ashgar Heights about 2.2 km away, Hay El Ashgar 2.3 km, and Sun Capital 3.1 km, in straight lines.

Rock Eden Plaza: the mall inside the compound

In July 2022, announcing Rock Eden's handover, El Batal said the project includes the first open-air mall in October Gardens, known as Rock Eden Plaza. It serves residents inside the compound, so daily shopping and restaurants are a walk away.

Rock Eden developer: El Batal and Rock Developments

El Batal Developments handed over Rock Eden in 2022, and by April 2023 more than 40 families lived there. In November 2024 it gathered its projects under the name Rock Developments, so an advert under that name is the same developer. Its other projects include Rock Vera in New Cairo, Rock Capital in the New Capital and Rock White in New Heliopolis. Above all, Rock Eden itself is finished, so you judge the build and the neighbours before you pay.

Apartments for sale in Rock Eden: which unit gives more?

• The 282 m² three-bedroom undercuts the four-bedroom: 282 m² at 16,330,788 against 256 m² at 17,185,664. That is 26 m² more for about 855,000 less, and at about 57,910 the 282 m² flat has the lowest metre in the project.
• The big penthouse against the duplex: the 327 m² penthouse costs 19,085,512 and the 333 m² duplex 20,485,345, only 6 m² apart for about 1.4 million. The duplex splits the home over two floors; the penthouse gives you a roof.
• Small flat against large: going from 185 to 282 m² adds about 4.8 million, roughly 49,600 per extra metre, below the small flat's own metre.

All of it is semi-finished, so floors, kitchen and bathrooms are on you. On 185 m² and up, that is a sum to add before comparing with a finished unit.

Rock Eden against its neighbours in October Gardens

Rock Eden, Hay El Ashgar and Sun Capital are ready, and Ashgar Heights hands over in April 2027. Rock Eden's metre, about 62,280, is above the Ashgar projects and about 9,500 below Sun Capital. More to the point, its smallest flat is 185 m², larger than the neighbours' three-bedrooms, so the real comparison is the space you need.

The plan is 8 years at 8% down, longer than the Ashgar projects (5 years) and shorter than Sun Capital (10). A 234 m² Rock Eden penthouse at 15,326,583 against a 225 m² Ashgar Heights penthouse at 11,067,000 is about 4.3 million apart, but Ashgar Heights asks 20% down over 5 years and hands over in April 2027.

• The last of the stock: the developer has only 9 units left.
