O West location: Wahat Road or Sheikh Zayed?

O West is in October Gardens, 6th of October City, on the Wahat Road. Orascom places it near Juhayna Square, Mall of Egypt and the Grand Egyptian Museum. People also search for "O West Sheikh Zayed" because the two cities are neighbours, but the compound is in October. From the Wahat Road you reach the Middle Ring Road and the 26th of July Axis, so Sheikh Zayed and Giza are a fairly short drive; the map in this page's location section shows the boundary.

The town is large, so the gate you use changes the drive. Try the road from your work at rush hour before you book, and ask us which gate is nearest your phase.

O West size and master plan

O West covers 1,007 feddans, about 4.2 million square metres. Orascom's announced master plan includes residential districts, educational, medical and commercial areas, a business district, event spaces, and an internal road and transport network. Homes are grouped in named phases, each with its own handover date and unit types, which is why the same type is priced differently from one phase to another.

O West Sports Club: 26 feddans, phase 1 open

On 14 October 2026 Orascom opened phase 1 of O West Sports Club on 17 feddans. The whole club covers 26 feddans in two phases and is run by Blue Ribbon. Phase 1 includes:

• an Olympic-size swimming pool, two 25 m pools (one indoor, one outdoor) and a children's pool;
• 8 squash courts, 5 padel courts and 2 basketball courts;
• a five-a-side and an eleven-a-side football pitch, a running track and an outdoor fitness area;
• TRAX, a 2,569 m² building for children from age 3.

Phase 2, on 9 feddans, is under construction: 7 buildings with 6,139 m² of built-up area, including a leisure pool, tennis, padbol and pickleball courts and a sports complex. Residents moving in will find a running club, without needing a club membership outside.

Club Yard

Club Yard hands over first, in August 2027, all fully finished: 3-bedroom apartments from 121 m² at EGP 17,671,000, 3-bedroom lofts from 213 m² at 23,684,000 and a 212 m² duplex at 27,232,000. It takes its name from its place next to the club.

Spring Valley

Spring Valley is houses only: 3-bedroom townhouses from 177 m² at 31,362,000 and 4-bedroom villas from 263 m² at 52,694,000, with handover in February 2028.

Green Valley

Green Valley has the widest choice in O West: a 136 m² two-bedroom apartment at 17,233,000, a 207 m² twin house from 22,102,000, duplexes from 22,456,000, townhouses from 25,280,000, and 4- and 5-bedroom villas, with handover in February 2029.

Parkside

Parkside is the lowest-priced way into O West: a 68 m² one-bedroom at 7,685,000, two-bedroom apartments from 94 m² at 8,953,000, penthouses, townhouses from 21,512,000 and a 217 m² villa at 30,567,000. Its apartments are semi-finished, and handover is January 2030.

O Views

O Views has apartments from one to three bedrooms, the lowest-priced 68 m² at 7,891,000, townhouses from 164 m² at 23,300,000, and 3- and 4-bedroom villas, with handover in February 2030.

Midyard

Midyard sells apartments, lofts and duplexes, all fully finished: a 72 m² one-bedroom at 8,707,000, a 158 m² two-bedroom loft at 18,807,000 and a 223 m² duplex at 25,717,000, with handover in February 2030.

O West compound prices 2026: apartments

The Parkside one-bedroom is 1,022,000 less than Midyard's, but Midyard's is 4 m² larger and fully finished, while Parkside's is semi-finished, so much of that gap is the cost of finishing. If you need 3 bedrooms and want to move in early, Club Yard hands over in August 2027, two years and five months before Parkside, for about EGP 4.35 million more at the starting price.

O West villas for sale, townhouses and twin houses

Houses are on sale in 5 phases; this is the lowest-priced point for each type:

The Green Valley twin house is 207 m² from 22,102,000, and the Parkside townhouse 167 m² from 21,512,000. For 590,000 more you get 40 m² extra and one neighbour instead of two, and the twin is handed over 11 months earlier. The 217 m² Parkside villa at 30,567,000 costs less than the same size in O Views, which starts at 37,087,000.

Price per square metre in O West

• Lowest apartment metre: two bedrooms in Parkside at about EGP 95,200, and in O Views at about 95,700.
• One-bedroom: about 113,000 per m² in Parkside and 121,000 in fully finished Midyard.
• Houses with a garden: the Green Valley twin house and duplex at about 106,500 per m², less than a one-bedroom apartment.
• Villas: about 140,900 per m² for the Parkside villa, 176,700 for the 5-bedroom and about 200,000 for the 4-bedroom.

A small apartment carries a high total price for its size, which is why a twin house metre in Green Valley costs less. If your budget is close to a 4-bedroom villa, the 5-bedroom is 142 m² larger and about 23,000 less per square metre.

O West payment plan: 5% down over 9 years

Every phase has the same plan: 5% down and the rest over 9 years. The monthly figure here spreads the balance evenly over 108 months; the developer's schedule may be quarterly or include yearly payments:

The down payment starts at 384,250 for a one-bedroom, under half a million. Nine years is shorter than some other October Gardens projects, so the monthly instalment is higher; weigh it against your monthly income before the down payment.

O West handover dates and finishing

• August 2027: Club Yard, fully finished.
• February 2028: Spring Valley.
• February 2029: Green Valley.
• January 2030: Parkside, with semi-finished apartments.
• February 2030: O Views, and Midyard fully finished.

Investing in O West

If you buy to rent, start with how long you pay without income. Club Yard hands over in August 2027, about 10 months of instalments before the flat is ready, and it is fully finished, so you rent without paying for finishing first. Parkside asks a much smaller down payment, but hands over in January 2030 semi-finished, so you pay instalments for over 3 years and then finish the flat.

If you buy to sell after handover, work out what you will have paid by then: on a Club Yard three-bedroom at 17,671,000 you will have paid about EGP 2,437,900 by August 2027 (the down payment and 10 instalments starting in November), about 14% of the price, at October 2026 prices. If your family will live there and use the club, phases close to it, like Club Yard, save the daily trip.

O West problems to weigh

• A 9-year plan: shorter than some October Gardens projects, so a higher monthly instalment for the same price.
• Different dates: from August 2027 to February 2030, so a Parkside apartment may take over 3 years.
• Same type, different prices: a 3-bedroom villa starts at 30,567,000 in Parkside and 37,087,000 in O Views, and the Green Valley twin runs from 22,102,000 to 41,242,000.
• Parkside finishing: the apartments are semi-finished, so add the finishing cost when comparing with Midyard.
• Building around you: the town is still growing, early movers will live next to phases under construction, and the club's phase 2 is not done.

O West or Badya?

Badya has a lower entry price, with a smaller down payment and a longer plan; O West is smaller, hands over sooner from August 2027, and its club has been open since October 2026. Both are in October Gardens; the rest of the area is on the October Gardens page.
