Starla: handover April 2027

Starla hands over in April 2027, with the one-bedroom ready, on 20% down with five years for the rest.

• A 49 m² one-bedroom at 4,768,000, the highest metre in the compound (about 97,300).
• Two-bedroom flats run from 82 m² (5,318,000) to 124 m² (8,191,000).
• Three bedrooms: 7,797,000 for 136 m², up to 9,983,000 for 189 m².
• A 225 m² four-bedroom penthouse at 11,067,000, near 49,200 a metre, the lowest metre in the phase.

The extra room comes almost free

The 82 m² two-bedroom costs only about 550,000 more than the 49 m² one-bedroom, for 33 m² and a whole room, near 16,700 per added metre. So before choosing the one-bedroom, look at the two. One rung up it repeats: a 136 m² three-bedroom is around 394,000 cheaper than the 124 m² two-bedroom at the top of its range, despite 12 more metres. Among three-bedrooms, growing from 136 to 189 m² adds about 2.19 million, so each of those 53 metres costs some 41,200, cheaper than the base flat's metre.

Ashgar Heights payment table: Starla

Deposits at Starla are 1,063,600 on the entry two-bedroom, 1,559,400 on the three-bedroom and 2,213,400 on the penthouse; monthly sums follow at about 70,900, 104,000 and 147,600. Handover comes after roughly six monthly payments, meaning around 28% is in by moving day; for the entry two-bedroom that is near 1.49 million, for the three-bedroom about 2.18 million, and four and a half years of payments remain once you live there. The trade-off is a heavy deposit.

Skyla: 6% down, keys in 2028

Skyla hands over in April 2028, with only 6% down over the same five years:

• One-bedroom, 81 m²: 5,458,000 to 6,127,000, booked with 327,480 and paid at about 85,500 a month.
• Two-bedroom, 122 to 127 m²: from 6,591,000 (around 54,000 a metre), 395,460 down and near 103,300 a month.
• Three-bedroom, 167 and 170 m²: from 9,265,000, 555,900 down and roughly 145,200 a month.

The small deposit has a price

Skyla's entry two-bedroom books with 395,460, against more than a million at Starla. But its instalment is around 103,300 against 70,900. Skyla is easier to enter and heavier every month. About 18 instalments fall before handover, so by the keys roughly 34% is paid: near 2.25 million on the two-bedroom and 3.17 million on the three-bedroom, with only three and a half years left after.

Starla or Skyla at the same size?

At the same size, the difference between Starla and Skyla is a year of waiting against a lower sum, as these October 2026 figures show:

• Two-bedrooms: Skyla's 122 m² costs 6.59 million, Starla's 124 m² 8.19 million, so Skyla is about 1.6 million cheaper for two metres less. Skyla hands over a year after Starla; spread that 1.6 million over the twelve months of waiting and it comes to around 133,000 a month. If your current rent is below that, waiting for Skyla is the better deal.
• One bedroom against two: Skyla's 81 m² one-bedroom starts at 5.46 million, while Starla's 82 m² two-bedroom costs 5.32 million. At Starla you get an extra room on the same area for less, and sooner.
• Three-bedrooms: Skyla's 167 m² flat runs near 55,500 a metre and Starla's smallest (136 m²) about 57,300. The newer phase is not dearer per metre and gives more space.

In short: need to move in soon and have the cash, Starla. Short on cash but with income to carry the instalment, Skyla, above all for two-bedrooms.

Starla's penthouse: the compound's lowest metre

Step up from the biggest three-bedroom (189 m²) to the 225 m² penthouse and the bill rises by just 1.08 million or so, to 11.07 million. That buys 36 m² and a fourth bedroom at roughly 30,100 a metre, the lowest rate anywhere in the project. Booking it takes 2,213,400, then some 147,600 monthly, and by the keys around 3.1 million will have gone in. Nearby, Ashgar City's 164 m² penthouse costs around 7.12 million, cheaper but 61 m² smaller; Sun Capital's 178 m² penthouse is near 15.49 million and Rock Eden's 234 m² about 15.33 million. So Starla's comes in more than EGP 4 million below Sun Capital's and Rock Eden's; ask for the roof area in writing, since it is part of the value.

How does Ashgar Heights price against its October Gardens neighbours?

This is Ashgar Heights beside its October Gardens neighbours at October 2026 prices:

• Hay El Ashgar sits half a kilometre away, from the same developer and also semi-finished. Its 143 m² three-bedroom costs close to 7.92 million, about 126,000 above Starla's smallest for 7 more metres. It books at only 10% (792,300), runs near 118,850 a month over five years, and its flats are ready, so it is the option if you would rather not wait for April 2027.
• Ashgar City, same developer, 4.4 km off and semi-finished: a 195 m² three-bedroom at 7,805,000 due April 2027, which is 2,178,000 below Starla's 189 m² three-bedroom and 6 m² wider, and a 164 m² four-bedroom penthouse at 7,117,000 due October 2027.
• Rock Eden, 2.2 km off, is semi-finished as well. Its entry three-bedroom has 185 m² and asks around 11.52 million. Starla's 189 m² flat is 4 m² bigger and still some 1.54 million cheaper. The compound has been lived in since 2022, and its units are ready.
• Sun Capital, 2.4 km off, asks nearly 8.33 million for its smallest two-bedroom of 113 m²: 1.74 million or so above Skyla, with 9 m² less. Its plan is the draw: 5% down over ten years, about 66,000 a month, lighter than either phase here. Finishing is not stated, and its flats are ready.

So Ashgar Heights sits mid-market in October Gardens: dearer than Ashgar City, close to Hay El Ashgar, cheaper than Rock Eden and Sun Capital.

Ashgar Heights location and services

The compound is on the Wahat Road near Zewail City and Mall of Egypt. Listed services: a clubhouse, running and cycling tracks, an outdoor gym, a study space, shops for daily needs, CCTV and parking. Elsewhere the same developer has Gardenia Park 1, also in October, and Gardenia Springs on the New Cairo side.
