A Jada apartment from 143 m² at EGP 7,923,000 works out at about EGP 55,400 per m² at October 2026 prices. After the down payment, EGP 7,130,700 remains; split evenly over 60 months, that is about EGP 118,850 a month, comfortable on a household income of about EGP 356,500 a month. The instalment is high because the term is only 5 years, but the apartment is ready, so any rent you pay now stops from the first month after handover.

Hay El Ashgar is on Al Wahat Road in 6th of October City, near Zewail City, directly next to Ashgar Heights by the same developer. Mall of Egypt is about 5.2 km away in a straight line.

So Hay El Ashgar sits on the eastern side of October, towards Haram and the Grand Egyptian Museum, not in the middle of October's older districts. If you work in Sheikh Zayed or near Mall of Arabia, that is about 10 km in a straight line. If you work in Haram or Mohandessin, it is closer to you than the Zayed compounds. What are the downsides of Hay El Ashgar?

The main downside of Hay El Ashgar in October 2026 is that Jada sells only one type: a semi-finished three-bedroom, at about EGP 118,850 a month because the term is only 5 years. All of them, plainly:

• One type: Jada has no one- or two-bedrooms, penthouses or houses. For a penthouse from the same developer, look at Starla next door.
• A high instalment: 5 years only, so close to EGP 119,000 a month, higher than ready compounds nearby that run 8 and 10 years.
• Semi-finished: fit-out costs after handover, and time before you can move in.
• Older phases around you: the older buildings have been standing for years, so check the facades and upkeep in the block you would live in, and ask about the annual maintenance fee.
• Away from central October and Zayed: Mall of Arabia and Juhayna Square are about 10 km away in a straight line.

On the other side: the apartment is ready with only 10% down, the older phases show you the developer's work in person, the compound covers about 176 feddans, and two more phases by the same developer sit half a kilometre away if you want more space or a smaller down payment.

Hay El Ashgar or Ashgar Heights?

Jada or Starla for a three-bedroom?

The Starla three-bedroom from 136 m² is EGP 7,797,000, EGP 126,000 below Jada, but its down payment is EGP 1,559,400, about double, and it hands over in April 2027. Its instalment is about EGP 103,960, about EGP 14,890 a month below Jada because more is paid up front. With EGP 1.6 million in cash, Starla's instalment is lighter. With EGP 800,000 and a wish to move in now, Jada.

Starla's penthouse for more space

The Starla four-bedroom penthouse of 225 m² is EGP 11,067,000, about EGP 49,200 per m², roughly EGP 6,200 per m² below Jada at October 2026 prices. The down payment is EGP 2,213,400 and the instalment about EGP 147,560 over 5 years. It suits a large family that needs four bedrooms under one roof.

Skyla: only 6% down

A Skyla three-bedroom from 167 m² is EGP 9,265,000 with only EGP 555,900 down, handing over in April 2028, at October 2026 prices. It is 24 m² larger than Jada and needs about EGP 236,000 less down, but the instalment is about EGP 145,150, roughly EGP 26,300 a month above Jada, and you wait about a year and a half for the keys.

Ready three-bedrooms on longer plans near Hay El Ashgar

If the Jada instalment is the problem, two ready compounds within 3 km in a straight line spread payments over longer terms, at October 2026 prices:

The Sun Capital three-bedroom costs about EGP 2 million more than Jada, but its instalment is about EGP 40,430 a month lower because the term is twice as long. Rock Eden by El Batal Developments is 42 m² larger than Jada, with an instalment close to Jada's thanks to its 8-year plan.
