Sun Capital Compound 6th of October City is a project by Arabia Holding on 557 feddans in October Gardens, built in partnership with the New Urban Communities Authority. The developer is selling in two phases now: apartments, duplexes and penthouses in Cyra from EGP 8,333,000 with 5% down over 10 years, and townhouses, twin houses and villas in West Woods from 19,888,202 with 10% down over 7 years. Both phases are ready. You may also see it as Sun Capital October Gardens or Sun Capital Hadayek October.

Sun Capital location in October Gardens

Sun Capital is in October Gardens on the Wahat Road, close to the Fayoum Road. Arabia places it by its nearness to the Grand Egyptian Museum, the Pyramids entrance and Mall of Egypt, with views of the Pyramids. There is only one Sun Capital, and it is in October Gardens; searches for "Sun Capital Sheikh Zayed" or "New Cairo" lead to this same project.

Its nearest neighbours with developer sales are Ashgar Heights about 2.4 km away, Hay El Ashgar 2.9 km, and Rock Eden and Beta Residence about 3.1 km, all straight-line distances. The compound's outline is drawn on the location map further down.

Who is the Sun Capital developer?

The developer is Arabia Holding, whose projects include Galleria Residence and Moon Valley in New Cairo, Elora in New Zayed and West Town next to Sun Capital. Sun Capital is one of the Housing Ministry's public-private partnerships in October Gardens, and the Housing Minister inspected it in December 2024.

• April 2024: Arabia Hotels began building the Fairmont Sun Capital hotel, with USD 220 million in investment.
• June 2024: the Sun Capital Club opened.
• February 2026: Orca Financial Advisors was appointed financial advisor for the Fairmont project.

So the club has been running since 2024 and the hotel is under construction, which matters to anyone moving in during 2027: the main facilities open before they get the keys.

That is 11 units in all, every one of them ready. The two phases differ in the plan: apartments at 5% over 10 years, houses at 10% over 7.

Cyra and West Woods sizes at Sun Capital

Sun Capital has flats, duplexes and penthouses in the Cyra phase from 113 to 210 m², and houses in the West Woods phase from 210 to 267 m².

The 181 m² duplex is close to the widest three-bedroom at 180 m², and penthouses start at 178 m². So the choice at Cyra is about how you want to live: one floor, two floors or a roof.

Apartments for sale in Sun Capital: the Cyra phase

Cyra is the apartment phase, with four unit types, and its figures hold a few surprises:

• The duplex undercuts the big apartment: a 181 m² duplex costs 12,464,000, while a 180 m² three-bedroom goes up to 12,790,000. About the same size for 326,000 less, and at about 68,860 the duplex has the lowest-priced metre in Cyra.
• From two bedrooms to three: the widest two-bedroom, 125 m², is 9,690,000 and the smallest three-bedroom, 138 m², is 9,905,000. The gap is only 215,000 for an extra room and 13 m².
• One price for the penthouse: 15,490,000 for 178 to 210 m². At 210 m² the metre falls to about 73,760, close to a regular apartment.

Sun Capital villas and townhouses: the West Woods phase

West Woods is the house phase: a townhouse of 210 to 215 m² at 19,888,202, a twin house of 240 m² at 25,754,841 and a villa of 267 m² at 31,112,484, all with three bedrooms. The twin adds 30 m² and 5.87 million over the townhouse, and the villa adds 27 m² and 5.36 million over the twin, so each extra metre costs about 196,000 to 198,000, roughly double the townhouse metre. What you pay for in those steps is privacy and garden more than built space.

Sun Capital payment plan: what will you pay?

Each monthly figure below is the balance after the down payment divided evenly over the plan; Arabia's own schedule can run in quarters instead:

Because the units are ready, you take the keys after the down payment, 5% on an apartment or 10% on a house, and every instalment falls after you move in. That helps anyone renting today, who will not carry rent and instalments together.

Sun Capital against its neighbours in October Gardens

The Cyra flat metre is about EGP 71,780, above its neighbours in the table, but the plan runs 10 years:

Cyra's metre is the highest in the table, about 14,500 above Ashgar Heights. What you get for it: 10 years of instalments against 5, a 5% down payment against 10% or 20%, and a ready home. With a small down payment, the monthly instalment at Sun Capital (about 78,420 for the lowest-priced three-bedroom) is below Ashgar Heights (about 103,960) even though the flat costs more. With a large down payment, the neighbours cost less overall.

West Woods houses against Mountain View 4, Hadaba and Villagio

The 210 m² West Woods townhouse costs about EGP 5 million less than the same size at Mountain View 4:

A West Woods townhouse costs about 5 million less than Mountain View 4 for the same 210 m², and Mountain View 4 is sold fully finished, so add finishing costs before comparing. Hadaba has a lower metre but a bigger townhouse (304 m²) on a 5-year plan, about 7 million more in total. Villagio is lower-priced per metre with 10 years to pay, but hands over in April 2029, two years after West Woods.

This is what works for and against Sun Capital in October 2026:

• Ready: both phases are ready.
• Low down payment on apartments: 5% over 10 years, the longest plan among the neighbours in the table.
• A working club and a hotel on the way: the club has been open since June 2024 and the Fairmont is being built inside the project.
• A dearer apartment metre: about 71,780 against 55,000 to 62,000 at Ashgar Heights, Hay El Ashgar and Rock Eden.
• Finishing not stated: find it out before comparing with the fully finished Mountain View 4.
• Few units left: 11 from the developer in October 2026.
