The project data puts buildings on a mere 18% or so of the land, around 82% of the units are houses, and ceilings reach 4 metres. In short, this is mainly a compound of houses, with few flats. Handover is April 2029, with 10 years to pay.

Villagio Compound 6th of October City prices: houses from the developer

Per the developer's October 2026 offers, all at 10% down:

• Three-bedroom townhouses (208 and 214 m²): starting at 17.9 million, about 86,000 a metre.
• A four-bedroom twin house on 255 m²: 22.5 million or so, roughly 88,200 a metre.
• Five-bedroom standalone villas (310 and 316 m²): from 34.05 million, close to 109,800 per metre.

The twin sits roughly 3.6 million above the widest townhouse and gives you 41 more metres, an extra room and just one shared wall. With a budget near 22 million, that difference is worth working out.

The gap inside one size

The highest-priced townhouse, 18.9 million, is only six metres larger than the lowest-priced, so each extra metre is priced near 167,000, almost double the townhouse average. That gap is likely the plot or garden, not the size, so ask what the higher-priced unit looks onto before paying it. The villas run the other way: the 316 m² one is only about 350,000 above the 310 m², near 58,000 per added metre, which makes the larger villa the cheaper buy per metre.

Villas nearby cost more

Houses around Villagio cost clearly more per metre:

• Hyde Park Signature (400 m, November 2029): four-bedroom townhouses from 195 m² and 23.94 million (near 122,800 a metre), twins of 215 m² for 31.3 million and villas of 268 m² for 47.85 million (near 178,500 a metre).
• Garden Lakes (800 m, 2027 and 2028): townhouses of 215 m² for 24.44 million, twins of 242 m² for 29 million, and villas of the same 242 m² for 37.68 million (some 155,700 per metre).
• Club Hills Residence (600 m, August 2027): townhouses from 190 m² and 17.99 million (near 94,700 a metre).
• 31 West (1.2 km, May 2030): twins of 307 m² for 37.73 million and villas of 370 m² for 59.27 million (about 160,200 per metre).

A Villagio villa is roughly 30 to 40% cheaper per metre, and its townhouse undercuts nearly all of them; only Club Hills comes close on price, handing over a year and eight months earlier. The twin here, 22.5 million for 255 m², is about 6.5 million below Garden Lakes' twin and 8.8 million below Hyde Park's.

Or Villagio Gray, by the same developer?

Modon Egypt also sells Villagio Gray next door, at much lower figures: four-bedroom townhouses of 214 m² for about 14.77 million and twins of 254 m² for about 18.08 million, that twin some 4.4 million below this one for nearly the same size. Gray also sells flats: two-bedrooms starting 81 m² (4.66 million) and three-bedrooms starting 125 m² (6.69 million). But Gray is due May 2030, a year after Villagio, on 7 years with 5% down. So Gray's townhouse, though cheaper, comes to near 167,000 a month, about 33,000 above this one's, because the plan is three years shorter.

Apartments for sale in Villagio 6th of October City: one bedroom higher-priced than two

Two-bedrooms start at 108 m² for about 8.31 million (near 77,000 a metre), below Hyde Park Signature's 99 m² (9.42 million) and Garden Lakes' 105 m² (10.34 million), and close to Club Hills' 109 m² (8.7 million). The 63 m² one-bedroom, though, costs about 8.87 million. So the one-bedroom costs more than a two-bedroom about 45 m² larger, and over 2 million more than Hyde Park Signature's 68 m² one-bedroom (about 6.65 million), at around 140,900 a metre against about 77,000. The project description mentions branded apartments, so this one-bedroom may be one with hotel-style services. Ask before comparing; if you don't need that service, the two-bedroom is the clearer deal. Flats need only 5% down: the two-bedroom opens with near 415,700 and then about 65,800 a month, the one-bedroom with 443,700 and then near 70,300. By handover some 28.75% of the flat is paid, around 2.39 million on the lowest-priced two-bedroom. The data lists the flats as fully finished; for the houses no finishing is stated, so ask before setting them against the neighbours, since a house handed over semi-finished needs more money after the keys.

The highest-priced two-bedroom, 117 m² near 11.33 million, costs about 3 million more than the lowest-priced for nine extra metres. A gap that size is not about area, so ask what that flat adds: floor, view or services.

Villagio 6th of October City payment plans

Houses ask 10% down and flats 5%, all over 10 years. The townhouse runs about 134,300 a month, the twin near 168,800 and the villa about 255,400. Against that, Hyde Park Signature's townhouse comes to near 189,500 and Garden Lakes' over 8 years near 241,900. Handover is two and a half years off, so you take the house with around 32.5% paid: about 5.8 million on the lowest-priced townhouse and 11.07 million on the lowest-priced villa.

Villagio fits if

Villagio makes sense in these cases:

• You are after a villa or twin in October at a lower metre than the neighbours and are in no hurry to move in.
• You want a house with high ceilings, up to 4 metres per the project data.

If you want a small cheap flat, flats are few here, and the lowest-priced sit about level with the neighbours, not below.

Villagio 6th of October City master plan: the Italian touch and services

The master plan advertises these services. There are artificial lakes for swimming and boating, an Italian-style shopping centre, a club with a pool, gym and spa, a football academy, running and cycling tracks, lemon and olive trees along the streets, solar panels, plus security and electronic gates.
