About Rafts 6th of October City

Rafts 6th of October City: the bigger flat needs the smaller deposit

Rafts 6th of October City is a project by The Ark Development in 6th of October, near the Dahshur link and the 26th of July corridor according to the developer, laid out around water and artificial streams. Its oddity is that the payment plan changes by type: some flats take 10% down over 8 years, others 5% over seven and a half. The upshot is that the four-bedroom needs less cash at the start than the three-bedroom. Below you will find that sum in figures, then each Rafts type beside the same type in nearby compounds in October and Zayed.

Rafts 6th of October City prices: four flat sizes, two payment plans

The Rafts one-bedroom of 79 m² at EGP 5,300,000 is the first flat, on a different plan from the two-bedroom:

  • One-bedroom, 79 m²: 5,300,000, on 10% down (530,000) over 8 years.
  • Two-bedroom, 111 to 135 m²: 7,900,000, on 5% down (395,000) over seven and a half years.
  • Three-bedroom, 170 to 176 m²: 12,100,000, on 10% down (1,210,000) over 8 years.
  • Four-bedroom, 216 m²: 15,100,000, on 5% down (755,000) over seven and a half years.

Flat metres sit close together, between 67,000 and 71,200, with handover in April 2029. The project data gives no finishing level for any unit, which is the first question before any comparison.

One two-bedroom price across two sizes

Two-bedrooms are offered from 111 to 135 m² at the same price, 7.9 million. If the unit in front of you is 135 m², its metre drops to about 58,500, the lowest-priced in the whole project. So ask the exact size before booking: 24 m² can come free. Going up from the large two-bedroom to a three-bedroom costs some 4.2 million for 35 m², close to 120,000 each; no other step among the flats is pricier per metre.

Deposit or instalment?

The four-bedroom costs 3 million more than the three-bedroom, yet its deposit is about 455,000 lower. In return its monthly instalment is higher, about 159,400 against 113,400, as 95% of the price is spread over a shorter term. If cash up front is your constraint, the four-bedroom is easier to enter; if monthly income is, the three-bedroom is lighter. The same goes, more starkly, for the one- and two-bedrooms: the two-bedroom's deposit is 395,000, below the one-bedroom's 530,000, though it costs 2.6 million more. Monthly, the one-bedroom runs near 49,700 and the two-bedroom about 83,400, so the two-bedroom is easier to enter and heavier after.

At handover

April 2029 is about 30 months away. On the three-bedroom that is roughly a third of the plan, so by the keys close to 38% (about 4.6 million) has been paid. For the four-bedroom it is near 37%. Both reach almost the same point; the difference is only how the money is spread: a bigger deposit and lighter instalment, or the reverse.

The two plans and their dates come from the Rafts table at Masharf (Keller Williams Masharf).

The villas

The three-bedroom villa on 215 m² costs 25,800,000 and the four-bedroom on 410 m² 45,000,000, both on 5% down over seven and a half years. The small villa runs about 120,000 a metre and the large about 109,800, and the small one is due October 2029, six months after the rest. The small villa's instalment is about 272,300 and the large one's nears 475,000 a month.

A 216 m² flat or a 215 m² villa?

The four-bedroom flat and the small villa are almost the same size, 10.7 million apart. So the villa is priced on its land and independence, not the built metre. The 410 m² villa, though nearly double the small one, adds 195 m² for about 19.2 million, under 98,500 per extra metre and below the small villa's own metre, so whoever can carry its instalment gets the better metre.

Rafts flats, or One33 and Westdays?

The Rafts one-bedroom is 16 m² larger than One33's and costs less:

  • One33, 2.4 km away: a one-bedroom from 63 m² near 5.51 million, higher-priced than Rafts' 79 m² one and 16 m² smaller. Its smallest two-bedroom is 107 m² near 7.06 million and its smallest three-bedroom 142 m² near 9.8 million, about 77,600 a month, on 5% down, keys February 2030.
  • Westdays, 2.7 km off, undercuts Rafts plainly and asks just 2.5% to book with a decade to pay. There, roughly 4.5 million buys 75 m² with one bedroom, 5.79 million buys 100 m² with two, and 7.61 million buys 135 m² with three, the last costing only some 61,800 monthly. Its keys, though, wait until October 2030.
  • Mountain View iCity, further at 3.5 km, starts three-bedrooms at just 130 m² near 11.33 million, saving under a million for 40 m² less, with keys two months before Rafts.
  • V levels, 3.1 km off, charges more per metre (around 80,900): 8 million gets its 99 m² three-bedroom and 14.5 million its 186 m² one, and its announced date, December 2026, is about two and a half months off.

So Rafts' metre is level with One33, some 10,000 to 15,000 above Westdays, and below Mountain View and V levels. Its clear edge over the cheaper ones is a date a year and a half nearer.

A Rafts villa, or IRA and Elevation?

IRA offers a villa 53 m² larger than the small Rafts villa, for about EGP 4.35 million less:

  • IRA, 3.7 km away, sells a three-bedroom villa on 268 m² near 21.45 million: 53 m² above Rafts' small villa and some 4.35 million cheaper, with keys the same month as Rafts' flats, over 7 years.
  • Elevation Compound El Sheikh Zayed, 2.1 km off: a five-bedroom villa of 438 m² at 35 million, 28 m² larger than Rafts' large villa and 10 million cheaper, but listed semi-finished, so add finishing money to its price. Elevation also has a semi-finished 286 m² townhouse at 15 million, almost the price of Rafts' four-bedroom flat.
  • El Patio Vera, 3.5 km away: a five-bedroom villa of 324 m² at 39.4 million, due October 2028.

So Rafts' villas carry some of the highest-priced metres around. If your aim is a detached house for the least money, IRA and Elevation give more space for less. If your aim is Rafts itself, with the water and streams the developer describes, ask the plot and garden size of each villa.

For the price of Rafts' small villa

The 25.8 million buys much bigger houses around Rafts: IRA's 250 m² townhouse near 16.53 million, V levels' townhouses from 229 m² near 19.51 million, and T Pearl's 242 m² townhouse near 20.08 million. Strangest of all, Park Valley Zayed 13, just 600 m away, has a four-bedroom 350 m² twin at 13 million, below Rafts' three-bedroom flat, over 14 years. That gap needs questions about finishing and location in both, but on paper, anyone wanting a house rather than a flat has far cheaper options next to Rafts.

Rafts location

Rafts is in 6th of October City, advertised as close to the Dahshur Link and the 26th of July Axis. The exact spot is under location.

Offices and shops

The office and commercial part is its own phase, Rafts Business District, with prices on its page.

The Ark Development

The developer also builds The Ark in New Cairo, where flats are listed as handed over finished. Ask whether Rafts will hand over to the same level, since that changes the comparison with Westdays and One33 a great deal.
