A block of two floors means fewer neighbours on your stair. Ask how many flats share each floor, whether a ground-floor flat has a private garden and how that garden is priced, whether a first-floor flat gets a private roof, whether there is a lift or only stairs, and the price gap between ground and first floor.

The Arabic advert says about 10 feddans; the English says 10 acres. They are different areas, so ask Dunes for the plot in square metres, and how many villas and blocks will stand on it.
