Divide EGP 8,130,100 by 217 square metres and the rate comes to about EGP 37,500 per metre for a standalone villa. Prices for the larger villas, up to 380 square metres, are not confirmed by two sources, so ask on WhatsApp with the size you have in mind.

At the June 2026 launch, the company's chief commercial officer announced a 50% discount for cash payment. Ask for the written cash price of the specific villa before comparing it with the instalment price.

The Mono Villa payment plan in September 2026 listings is 5% down with the balance over 10 years. On the first villa, 217 square metres at EGP 8,130,100, the numbers run like this:

Where is Mono Villa located?

Mono Villa is in the Green Belt, Basin 33, of 6th of October City: one minute from the monorail station, three minutes from the Wahat Road and five minutes from the Middle Ring Road.

The Green Belt sits between 6th of October, Sheikh Zayed and New Zayed, which is why many listings call the project "Mono Villa New Zayed" or "Mono Villa Sheikh Zayed". The address PLDG's chairman gave is the Green Belt in 6th of October.

The monorail station is a minute away, and on PLDG's map the line runs toward Mall of Arabia and the 26th of July Corridor. The Dahshur link, which ties Zayed to October and the Wahat Road, is a few minutes off.

Is Mono Villa in New Zayed or the Green Belt?

Mono Villa New Zayed, Mono Villa Green Belt and Mono Villa 6th October are one project: PLDG's 40 villas. Listings use different names, and the location PLDG announced is the Green Belt in 6th of October.

That matters when you compare. Set Mono Villa against New Zayed projects and remember it sits in October, with the Wahat Road and the Middle Ring Road as its nearest routes.

The Mono Villa master plan rests on low numbers: 40 standalone villas on 5 feddans, with buildings on only 15% of the land. The other 85% is landscape, walkways and amenities.

Five feddans is about 21,000 square metres, so each villa's share of the whole site is about 525 square metres, of which roughly 79 is building. In PLDG's rendering, the villas form a ring around a central garden and pool.

There are no apartments, townhouses or twin houses at Mono Villa. Forty families will live there, which means fewer neighbours and less of a queue at the pool and gym.

Villa sizes at Mono Villa run from 217 to 380 square metres, all standalone. The first villa, 217 square metres, starts at EGP 8,130,100, and the price rises with size.

The first standalone villa at Mono Villa costs under EGP 10 million for 217 square metres. A large family, or one that wants a room per child, should ask about the 289- and 380-square-metre models.

Amenities inside Mono Villa

Amenities inside Mono Villa include pools of different depths and sizes, a sports club with equipment, a commercial area for daily needs, and children's play areas.

A compound of 40 villas will not hold a mall, so big shopping trips go to the malls of October and Zayed. What sits inside Mono Villa serves residents' daily use.

When is the Mono Villa completion date?

The Mono Villa completion date had not been announced as of November 2026, and the project has been selling off-plan since June 2026. Ask for the handover month and year in writing in the contract before paying the down payment.

Because Mono Villa is in its first release, also ask about the site itself: the building licence, the start of excavation and the contractor. Those decide when a villa is actually handed over.
