The 8 and its phase The 8 Extension have townhouses from EGP 14,193,300 and villas from EGP 19,870,000 on plans up to 10 years, and Gates Prive has shops handing over in December 2027. Lac Ville and Ourika are resale only. Green Belt belongs to 6th of October City, on the edge of El Sheikh Zayed and New Zayed, and people search for its projects by Zayed names more than by October. The area is part of compounds in 6th of October.
Where is Green Belt, and why do people search it by Zayed names?
Green Belt belongs to 6th of October City but sits on the edge of Sheikh Zayed and New Zayed, so people looking for a project there often type "Sheikh Zayed" next to its name. The West End page, for example, places it at the Green Belt edge facing New Zayed, and the Lac Ville page puts it on the Zayed border.
This table matches the names people search with the project's page on Masharf's site:
| What people type into search | The page |
|---|---|
| the 8 new zayed / The 8 compound New Zayed | The 8 |
| The 8 Extension Sheikh Zayed | The 8 Extension |
| Prive compound Sheikh Zayed | Gates Prive |
| El Gabry compound Green Belt | The 8 and Lac Ville |
| Ourika Sheikh Zayed | Ourika |
| Lac Ville compound Sheikh Zayed | Lac Ville |
So "The 8 compound New Zayed" and "The 8 Green Belt" are the same project, and "Prive compound Sheikh Zayed" is Gates Prive. If a project carries a Zayed name but is missing from the Sheikh Zayed page, look for it here.

The compounds one by one
The 8
The 8 is an El Gabry Developments compound of about 80 feddans, often searched as "The 8 New Zayed". Its page says buildings cover about 15% of the land, with a mall, pools and more than one clubhouse, close to Mall of Arabia, the Dahshur Link, the 26th of July Corridor and El Wahat Road. Everything the developer offers in October 2026 is in the The 8 Extension phase, handing over October 2030.

The 8 Extension
The 8 Extension is a 20-feddan phase inside The 8. It offers a 253 m² three-bedroom townhouse at EGP 14,193,300, 5% down over 8 years, and three-bedroom villas of 268 to 312 m² from EGP 19,870,000 to 21,246,628, 10% down over 10 years, handing over October 2030. A villa costs about 5.7 million more than the townhouse, but its plan runs two years longer.

West End
West End is a small townhouse compound by West End Developments on 10 feddans, at the Green Belt edge facing New Zayed. Its page says the homes stand on land raised about 6 metres overlooking Zayed, with buildings on 15% of the land. Its three-bedroom townhouses run 240 to 245 m², from EGP 13,684,690 to 15,930,200, 10% down over 10 years, handing over in 2029. Published times: two minutes to the Dahshur Link, seven to Mall of Arabia and twelve to the 26th of July Corridor.

Gates Prive
Gates Prive, searched as "Prive compound Sheikh Zayed", is a Gates Development project on 17 feddans in Green Belt, master-planned with architect Raef Fahmy in a French style. Its page names villas, twins, townhouses, duplexes, offices and shops, and a 12,000 m² mall. The developer's offer in October 2026 is a 191 m² commercial unit at EGP 44,385,125, 10% down over 6 years, handing over December 2027.

Lac Ville
Lac Ville is a small villa compound by El Gabry Developments on 10 feddans in Green Belt, and it is ready. It has a clubhouse, a pool, an open-air gym and green and water areas. Its unit on show is a semi-finished 292 m² three-bedroom twin house, and owners asked EGP 14,600,000 to 16,000,000 for twins of 260 to 292 m² on 15 October 2026. The developer has no units, so buying is resale; as it is semi-finished, add finishing costs to the price.

Ourika
Ourika is a villa compound by Developer X, advertised on the Dahshur Link, two minutes from Mall of Arabia and five from the Desert Road. It offers standalone villas, twins, townhouses and penthouses in four villa models, without sizes or prices. Most important: the brochure itself says Developer X was a subsidiary of Al Shoura Group, founded in 2020, that has closed its doors. Before paying anything, ask which company sells and builds Ourika today, and whose name will be on the contract.

Townhouse or villa in Green Belt: what is the instalment?
The approximate monthly instalment for a developer home in Green Belt in October 2026, after the down payment and without interest, runs from about EGP 102,600 for a West End townhouse to about 149,000 for a The 8 Extension villa.
- West End 240 m² townhouse: after 1,368,469 down, the rest over 10 years, about 102,600 a month.
- The 8 Extension 253 m² townhouse: after 709,665 down, the rest over 8 years, about 140,500 a month.
- The 8 Extension 268 m² villa: after 1,987,000 down, the rest over 10 years, about 149,000 a month.
So the West End townhouse has the lowest instalment in Green Belt even though its down payment is higher than the The 8 Extension townhouse, because its plan is two years longer. The The 8 Extension villa's instalment is only about EGP 8,500 above the townhouse beside it, but its down payment is about 1.28 million higher. These figures are approximate; the developer's official schedule sets each payment.

- Boulevard Road: named on the Gates Prive page.

El Gabry's compounds in Green Belt: The 8 or Lac Ville?
El Gabry has two compounds in Green Belt: The 8, whose new phase The 8 Extension is sold by the developer and hands over in October 2030, and the ready Lac Ville, sold resale. The difference between them is time and how you pay.
At The 8 Extension you pay a down payment from EGP 709,665 for the townhouse, the rest over 8 to 10 years, and receive it in about four years. At Lac Ville you buy a ready twin house as resale from an owner: more cash up front and immediate handover, but semi-finished. Comparing the two, add Lac Ville's finishing cost to its price and weigh it against the years of waiting at The 8 Extension.

How do you choose between Green Belt compounds?
Choosing a Green Belt compound starts with when you want to move in and how much down payment you have.
- To move in now: Lac Ville is ready, sold as resale.
- For the lowest down payment: the The 8 Extension townhouse at EGP 709,665, or 5%.
- For a long plan: West End and The 8 Extension villas over 10 years.
- For commercial: Gates Prive offers a commercial unit handing over December 2027.
- Considering Ourika: first confirm which company is completing the project.
Then compare size: the smallest townhouse on this page is 240 m² at West End, the largest villa 312 m² at The 8 Extension. Ask for the plot and garden too, since the stated size is built area.
