A ready flat at 2.5% down: work it out properly

The Galleria Residence down payment is small, but the instalment starts straight away and it is large: about EGP 139,300 a month for the two-bedroom over 8 years, assuming equal instalments.

• Finishing: the table does not state it. Check the floors, bathrooms, kitchen and windows yourself, and compare them with the contract.
• Floor and view: the 130 m² two-bedroom runs from EGP 13,712,146 to 17,617,835, about 3.9 million apart for the same size. Find out whether the gap comes from the floor or a view over the garden and pool.
• Meters: whether electricity, water and gas are connected, and who pays for connection.
• Neighbours: are people living in the building and the compound yet?
• Services actually running: security, cleaning and maintenance.
• Parking: is there space for the car under the building or on the street, and is it free?

Before you book: the paperwork

The paperwork at Galleria Residence needs to show five things: the flat number, the handover date, the instalment schedule, the maintenance deposit and the finishing level.

Beta Greens and Bloomfields in Mostakbal City are ready at a much lower metre, so a three-bedroom there costs about 7 million less. The Midtown New Cairo penthouse in the same South Investors is 72 m² larger and about 2.6 million cheaper, but takes 25% down with the rest over only two years. So the choice is between location, finishing and the payment plan that suits your income; visit both before deciding to compare the finishing yourself.

Around Galleria in South Investors, other projects are selling from the developer: El Patio Town New Cairo has a 235 m² townhouse from EGP 34,000,000 at 5% down over 7 years, handing over in April 2028, and Midtown New Cairo has a ready penthouse. So for a house rather than a flat in the same area, El Patio Town is the alternative, but in 2028.
