Bloomfields Compound New Cairo: four neighbourhoods, four handover dates

Bloomfields is a residential compound by Tatweer Misr in Mostakbal City, New Cairo, on 415 feddans. Apartments start at EGP 5,846,000 for a 76 m² one-bedroom, every unit takes 5% down with 10 years of instalments, and some units are ready while others hand over up to November 2030 depending on the neighbourhood.

That last point is the key to buying here. Bloomfields is sold through four neighbourhoods with their own prices and dates, and the same three-bedroom can cost 1.5 million less in one of them if you are willing to wait four more years. This page walks through that choice.

Where is Bloomfields compound? In Mostakbal City, between the Golden Square of the 5th Settlement and the New Capital, about 10 minutes from the American University in Cairo. Is Bloomfields in Mostakbal City or New Cairo? Both: Mostakbal City is New Cairo's eastern extension, so you will see it called Bloomfields Mostakbal City and Bloomfields New Cairo.

Bloomfields master plan

Is there a Bloomfields master plan? Yes, at the top of this page. It divides the compound into neighbourhoods, including The Vues, Lakeside, Cluster, Courtyards, the Lakes Villas and the Coflow commercial hub, with the residential clusters linked by bridges. The amenities listed include schools, a jogging trail, a commercial strip and underground parking.

Four neighbourhoods are on sale now, each with its own page:

• Cluster: large three-bedrooms of 233 to 285 m² and duplexes of 312 to 327 m², also this December.

Which neighbourhood? The price of time

Three bedrooms

Courtyard's three-bedroom of 149 m² costs 11,410,000, handed over this December. Lakeside's three-bedroom of 155 m² costs 9,889,000, handed over in November 2030. So Lakeside gives you 6 m² more for about 1.5 million less, but four years later. If you pay rent today, four years of rent may cost more than that 1.5 million. If you live with family or are buying to hold, Lakeside is the better deal.

Two bedrooms

The Vues' two-bedroom of 125 m² costs 7,732,000 for June 2028, while Courtyard's two-bedroom of 112 m² costs 8,646,000 for October 2027. The Vues is larger and about 914,000 cheaper, eight months later. Here the wait is short and the saving large, so The Vues wins for most buyers.

The big three-bedroom

Cluster's three-bedroom starts at 233 m² for 16,031,000, ready this December. That is 84 m² more than Courtyard's for about 4.6 million more, about 55,000 per extra metre, well under the compound's average. For a large family that wants space soon, it gives the most space for the money in Bloomfields.

The sums: 5% down, 10 years

• One-bedroom, 5,846,000: 292,300 down, then about 46,300 a month.
• The Vues two-bedroom, 7,732,000: 386,600 down, then about 61,200 a month.
• Lakeside three-bedroom, 9,889,000: 494,450 down, then about 78,300 a month.
• Cluster three-bedroom, 16,031,000: 801,550 down, then about 126,900 a month.

If the instalment is to stay within a third of household income, the one-bedroom needs about 139,000 a month. These are approximate; details are under payment plans.

The developer: Tatweer Misr

Who developed Bloomfields? Tatweer Misr. In Mostakbal City it also has Scenes; on the coasts, Il Monte Galala in Ain Sokhna and Fouka Bay on the North Coast; and in the west, Rivers in New Zayed. Courtyard and Cluster are handed over this December, so you will soon be able to see Bloomfields' own finished buildings before buying in the later neighbourhoods.

Bloomfields compound in New Cairo: against its neighbours

Using the lowest-priced apartment's price per metre:

• Bloomfields: about 66,400, or 61,900 in The Vues.
• Rosail: about 62,400.
• Monark Residence: about 55,200.
• La Mirada: about 54,800, and ready.
• Talda: about 51,100.

Bloomfields sits at the top of its immediate neighbourhood. The gap pays for Tatweer Misr's name, the schools and the planned commercial hub. If the price matters most, La Mirada's ready apartments 600 metres away are about 11,600 a metre cheaper.

Courtyard and Cluster are handed over within months, so a family paying rent today can stop soon, on a plan that still runs 10 years.

A first-time buyer on a modest income

The 76 m² one-bedroom needs under 300,000 down and about 46,000 a month, one of the lowest ways into a Tatweer Misr compound.

An investor who can wait

Lakeside's lower prices suit someone buying to hold: pay 5% now and spread the rest over 10 years while the area around it fills in.

For investment

Mostakbal City is filling quickly, and Bloomfields' schools and commercial hub make it easier to let to families. But with a 10-year plan, the instalment will exceed early rents, so treat rent as help with the instalment, not a full cover. Work it out with real rents for similar units nearby once Courtyard is handed over.
