Talda Compound New Cairo: the cheapest townhouse metre around it in Mostakbal City

Talda Compound New Cairo is by Housing and Development Properties in Mostakbal City, on Suez Road. It covers about 30 feddans, with the plan giving gardens and water about 80%, and holds 11 buildings of ground plus five floors, plus townhouses. The idea is a walkable compound: services within walking or cycling distance, cars in underground parking. Handover is August 2027, at 15% down over just 4 years.

Talda New Cairo prices

The developer's offer this month; flats come semi-finished and the townhouse's finishing is not stated:

• One-bedroom (89 m²): close to 4.55 million.
• Two-bedroom (112 to 143 m²): first price 6.09 million, a metre near 54,300.
• Three-bedroom (147 to 165 m²): first price 7.56 million, a metre near 51,400.
• Three-bedroom townhouse (275 m²): 17.84 to 18.32 million, a metre near 64,900.

Three bedrooms come about 2,900 cheaper per metre than two, and the cheapest three-bedroom (147 m²) costs some 200,000 less than the largest two-bedroom (143 m², 7.75 million) with an extra room. All townhouses share one size, and the 480,000 gap between them comes from position, not space.

A garden house at the lowest metre around

Talda's townhouse runs about 64,900 a metre, below every townhouse nearby:

• Kukun (300 m, January 2030): its three-bedroom townhouse starts at 203 m² and 16.53 million, a metre near 81,400.
• La Mirada (300 m, August 2029): its four-bedroom townhouse starts at 257 m² and 20.97 million, a metre near 81,600.
• Red (400 m, September 2030): its three-bedroom townhouse starts at 170 m² and 15.3 million, a 90,000 metre.

Talda's townhouse is some 16,000 to 25,000 cheaper per metre and hands over two to three years sooner. Note, though, that Kukun's and Red's townhouses cost less in total, being smaller.

Or a duplex or large flat?

If space matters more than a garden, Kukun's 307 m² four-bedroom duplex near 13.78 million is larger than Talda's townhouse and about 4 million cheaper, though due two years and five months later. La Mirada has a 251 m² four-bedroom flat at 15.15 million, about 2.7 million under Talda's townhouse and ready by December, plus three-bedroom duplexes from 192 m² near 12.66 million.

The catch: the instalment

The deposit is 15%, about 2.68 million on the townhouse, and the remainder spread across 4 years puts the month at about 316,000. Kukun's townhouse on 5% down over 10 years runs about 130,900, La Mirada's over 11 years near 141,400. This is not for everyone; if Talda's month is beyond you, see the owners' listings below.

Talda New Cairo payment plans: the flats

The same plan applies to flats: 15% down and 4 years. Monthly, that is some 80,500 on the cheapest one-bedroom, 107,800 on the cheapest two-bedroom and 133,800 on the cheapest three. Handover is about ten months off, so you move in having paid close to a third, with only three years and two months left. On the townhouse, near 5.83 million is paid by handover. By contrast, Rosail, 1.3 km away, spreads payment over 12 years on 5% down, so its 138 m² three-bedroom near 8.62 million runs only about 56,900 a month, the lightest around, due September 2029.

Flats against the neighbours

• La Mirada (end of this year): 110 m² two-bedrooms at 6.03 million and 142 m² three-bedrooms at 7.9 million, on a fifth down and 8 years, so near 65,800 monthly.
• Bloomfields (800 m): 112 m² two-bedrooms at 7.73 million and 149 m² three-bedrooms at 9.89 million, on 5% and 10 years, so near 78,300 monthly.
• Red (same date as its townhouses): 103 m² two-bedrooms at 6.82 million and 146 m² three-bedrooms at 9.34 million, over 8 years, near 92,500 monthly.
• Beta Greens (600 m, this month): 100 m² two-bedrooms at 9.86 million and 133 m² three-bedrooms at 9.56 million, far dearer but practically ready.

On one-bedrooms, Talda's 89 m² near 4.55 million is larger and cheaper than Red's (76 m² near 4.71 million), with Bloomfields' 76 m² near 5.85 million and Beta Greens' 79 m² near 7.85 million. Talda's flats price much like La Mirada's and some 1.8 to 2.3 million below Red and Bloomfields on three-bedrooms. But the instalment here is by far the heaviest, so the good price is paid for in monthly income.

Apartments for sale in Talda New Cairo from owners

Most of the 28 owner listings in October 2026 were two-bedrooms: 21 flats between 112 and 141 m², ranging from 5.29 million at the bottom to 9.6 at the top. Beside them sat four three-bedrooms near 150 m² (6.48 up to 9 million) and three townhouses between 275 and 295 m² (15.5 up to 20.12 million). The cheapest owner's two-bedroom undercuts the developer by close to 800,000, the cheapest townhouse by close to 2.3 million. The original plan is short and handover close, so find out from each seller exactly what is still owed, since that sets your own instalment. The cheapest owner's townhouse, 15.5 million for 275 m², works out near 56,400 per metre, about 8,500 under the developer's; if that is the full price, it is about the cheapest house around.

Resale against the neighbours

The cheapest owner's two-bedroom at Talda, 5.29 million, is below the cheapest new two-bedrooms at La Mirada (6.03 million), Red (6.82 million) and Bloomfields (7.73 million), and the cheapest owner's three-bedroom, 6.48 million, below every new three-bedroom nearby. With cash, or a seller whose remaining instalment is reasonable, a Talda resale is the cheapest way into a flat in this area.

Talda fits if

You want a townhouse in Mostakbal City at the lowest metre around, with income for a large instalment over 4 years or cash, or you want to move in next year. If you need a small instalment over many years, Talda from the developer won't suit you; a resale where the seller has paid part, or La Mirada and Bloomfields with their longer terms, are closer to your needs.

Inside the compound and location

Per the project data: a community centre with a pool and tennis, a commercial area, walking paths among greenery and water, and underground parking. Bloomfields is right next door, and the Mohamed Naguib Axis, Moshir Tantawi Axis and Middle Ring Road are all nearby.
