About Monark Residence New Cairo

Monark Residence New Cairo: a 280 m² duplex with a smaller deposit than a 140 m² flat

Monark Residence New Cairo is by Royal Development, directly on the Suez road in Mostakbal City, which is why it is searched as "Monark Residence Mostakbal City". The flats and duplexes are fully finished; the townhouse's finishing is not stated. Plans and dates vary so much by type that the bigger unit can be the easier one to get into.

The developer's prices

These are Monark Residence New Cairo prices from Royal:

  • One bedroom, 63 m²: from EGP 4,120,000, 5% down, due October 2030.
  • The 125 m² two-bedroom starts at 6,900,000, 5% down, August 2030.
  • Three-bedroom flats, 140 up to 195 m²: from 7,980,000 with 20% down, due October 2028.
  • Duplexes with three bedrooms, 280 to 323 m², priced from 15,100,000 on 5% down and 9 years, also October 2028.
  • Three-bedroom townhouse, 216 m²: 18,800,000, 20% down, June 2030.

Every plan runs 8 years except the duplex's. And the flat metre runs against expectation: the one-bedroom is the dearest, about 65,400, the two-bedroom the cheapest, about 55,200, with the three-bedroom in between at 57,000.

The deposit is the game

The smallest three-bedroom flat asks 1,596,000 down; the duplex at nearly twice the size asks only 755,000, and both are due the same month. The difference moves to the instalment: about 66,500 a month for the flat, about 132,824 for the duplex. So with little cash and a good monthly income, the duplex gives house-sized space for the smallest deposit, and at about 53,929 a metre it is the cheapest metre in the project.

Oddly, the large units come first and the small ones about two years later, so anyone wanting an early handover should look at the three-bedroom or the duplex.

The two-bedroom against the three

The gap between them is 15 m² and an extra bedroom for about 1.08 million. The real sum is elsewhere: the two-bedroom asks 345,000 down and close to 68,300 a month, while the three-bedroom asks about 1.25 million more up front, runs roughly 1,800 a month less, and is handed over about two years sooner. With a million and a half in cash, the three-bedroom wins on everything else: bigger, a lighter instalment, and an early move. Without that cash, the two-bedroom is the only flat with a small deposit.

What you will have paid at handover

On the Monark Residence New Cairo payment plans, because the dates differ, the share paid by the time you get the keys swings widely from type to type:

  • Three-bedroom flat: about 40%, close to 3.2 million on the cheapest, with 6 years of instalments left while you live there.
  • Duplex: only about 26%, near 3.95 million, with 7 years left.
  • One and two bedrooms: around half the price, since they hand over about four years from now.
  • Townhouse: about 57%, close to 10.65 million, because it asks 20% down and comes late.

From duplex to townhouse

The townhouse is 64 m² smaller than the smallest duplex and about 3.7 million dearer, at roughly 87,000 a metre against under 54,000 for the duplex. The extra pays for the land and a private entrance, and comes with 3.76 million down, about 156,700 a month, and a date a year and eight months later. At the other end, the largest three-bedroom flat, 195 m², reaches 12.5 million, so the 280 m² duplex adds 85 m² for about 2.6 million, under 31,000 per extra metre.

Against the neighbours, type by type

One and two bedrooms

The one-bedroom here, 63 m² at 4.12 million, is not the cheapest around. cityzen, 700 m away, sells 62 m² one-bedrooms for 3.79 million, handed over nine months before Monark's: cheaper and sooner. At East asks 4.95 million for 65 m², and Bloomfields' 76 m² at 5.85 million is ready by the end of this year.

The two-bedroom turns the story around: 125 m² at 6.9 million here, against 110 m² at 7.01 million in cityzen, 115 m² at 7.39 million in Neo Lakes and 87 m² at 6.04 million in Rosail. Monark's is larger than all three and cheaper than two of them. Cheaper ones nearby are Talda (112 m², 6.09 million) and La Mirada (110 m², 6.03 million), both smaller but far closer to handover.

Three-bedroom flats

The closest rival is La Mirada, 1.7 km away: 142 m² for 7.9 million on the same 20% down, but due December 2026, two years ahead of Monark. Talda's 147 m² is 7.56 million, though spread over only 4 years. Rosail (138 m², 8.62 million) and Neo Lakes (145 m², 8.84 million) cost some 640,000 to 860,000 more, yet ask 5% down over 12 years, so their monthly runs between roughly 56,900 and 58,300, below Monark's. Monark is cheaper on price; the neighbours are easier on cash.

Duplexes

Here the duplex is 280 m² for 15.1 million. Neo Lakes has a 253 m² duplex at 13.45 million, at much the same metre, and Kukun a larger one, 307 m² with four bedrooms, at 13.78 million. Both hand over after Monark, though: Kukun by fifteen months and Neo Lakes by twenty-two. Bloomfields' 312 m² duplex starts at 25.47 million, over 10 million more for a similar size, but ready by the end of the year.

Townhouses

cityzen sells a four-bedroom townhouse of 220 m² for 19.95 million, an extra bedroom for about 1.15 million more than Monark's, on just 5% down. Kukun's three-bedroom townhouse covers 203 m² for 16.53 million. Talda stands out: 275 m² for 17.84 million, due August 2027, but over 4 years, so close to 316,000 a month. Monark's townhouse is not the cheapest per metre; against Talda its edge is a much lighter instalment.

Apartments for sale in Monark Residence New Cairo from owners

Per the October 2026 offers there are 8 owner listings. The main ones are six three-bedrooms of 140 to 195 m², the cheapest about 5.35 million, some 2.6 million under the developer. There is also a one-bedroom of 63 m² listed at 3.26 million and a 130 m² two-bedroom at about 6.31 million. The project is still being built, so an owner's figure is probably what they have paid, with instalments still owed to Royal. Ask about both before comparing.

If that figure is indeed what was paid, you hand it to the owner in cash and carry on with the instalments, against just 1,596,000 down for the same flat from the developer. The listing that looks cheaper may need far more cash. The owner's one-bedroom is about 860,000 under the developer's price, and the owner's two-bedroom gives 5 m² more for about 590,000 less. Ask each owner what they paid, how many instalments remain, and what Royal charges to transfer the contract.

Monark Residence New Cairo master plan

The blocks, as the project data describes them, are spaced out among greenery and water features, with a clubhouse, outdoor pools in several spots, a retail area with shops and restaurants, sports and family areas, and underground garages. Unit types listed include apartments, studios, duplexes, townhouses and villas.

On the Suez road

Being near the Suez and Ismailia roads, the Saad El Shazly and Amal axes and the Regional Ring Road makes trips to the Capital, El Shorouk and New Cairo easy, with the Capital's airport close by. Every neighbour above is under 2 km away, so these comparisons are within the same patch. Monark's larger flats, at 55,000 to 57,000 a metre, come in under Rosail (about 62,400), cityzen (about 61,000) and At East (about 76,000), which puts it among the cheapest finished options in this block.

Royal Development

Royal was set up in 2017, per the project data, by a team with more than 17 years in the market. Its other projects include Royal Hills in October and Najm in the 6th Settlement.
