Aliva Mountain View Mostakbal City New Cairo is a compound by Mountain View on 640 feddans in Mostakbal City, 80% of it greenery and water. Prices run from a 115 m² two-bedroom apartment at EGP 11,302,005 to a 525 m² villa, with a booking of only EGP 100,000 on any unit and the rest over 10 years, and the first handover in March 2028.

A booking that small for a Mountain View compound opens the door to many buyers without emptying their savings. But that small deposit means almost the whole price is paid in instalments, so the instalment is what you need to work out carefully. And the figures between unit types hold surprises worth knowing.

Who is Aliva for?

The offer is very wide, from a two-bedroom apartment to a 5-bedroom villa, so the compound serves different kinds of buyer in one place.

Someone without much cash for a deposit

The booking is lower than the deposit on any other Mountain View project in Cairo. If you have a steady monthly income but no large deposit, this is one of the few projects you can get into.

A family that needs three bedrooms

The three-bedroom apartment starts at 115 m² for EGP 11,726,750 and is handed over before the rest of the project. It is one of the best deals in the whole project, as you will see.

A family that wants a house's space for an apartment's price

The 3-bedroom duplex starts at 180 m² for EGP 20,125,705. Ask which floors and views are on sale in it today.

An investor who wants in with minimal capital

The small booking keeps the money you tie up at the start very small. But the instalment begins straight away and is relatively high, so investing here needs a steady income to cover it until handover.

Which unit in Aliva gives the most for the money?

• Three bedrooms against two: both start at 115 m². The two-bedroom costs EGP 11,302,005 and the three-bedroom EGP 11,726,750, so an extra room for only EGP 424,745. The three-bedroom is handed over in March 2028 and the two-bedroom in February 2029, so the three-bedroom is better and arrives about a year earlier.
• The duplex against the townhouse: the duplex is 180 m² at EGP 20,125,705 and the townhouse 210 m² at EGP 32,490,988. So the townhouse is only 30 m² larger but about 12.4 million more. The duplex works out at about 111,800 per m² and the townhouse at about 154,700.
• Villas: from about 173,600 per m² for 3 bedrooms to about 188,300 for 5. The 350 m² 4-bedroom villa costs EGP 61,373,227 and the 525 m² 5-bedroom EGP 98,831,752.

The upshot: for an apartment, three bedrooms clearly. For a lot of space, the duplex is far better than the townhouse. Townhouses and villas here cost much more per metre than apartments and duplexes.

What income does an Aliva instalment suit?

With a booking of only 100,000, the monthly instalment is almost the whole price divided by 120 months. If the instalment is to stay under a third of household income:

• Two-bedroom apartment: an instalment of about EGP 93,400 a month, so an income of around 280,000.
• Three-bedroom apartment: an instalment of about EGP 96,900, so an income of around 291,000.
• Duplex: an instalment of about EGP 166,900, so an income of around 500,000.
• Townhouse: an instalment of about EGP 270,000, so an income of around 810,000.

Note that the three-bedroom's instalment is only about EGP 3,500 a month above the two-bedroom's. If you have more cash than the booking, ask whether you can pay a larger deposit to lower the instalment. These are approximate and before any increases; the details are under payment plans.

The small booking: the advantage and the sums

A small booking solves a common problem: a good income but no large lump sum. But you need to understand what happens after booking.

• The instalment runs on almost the whole price: with 10% down you pay 90% in instalments; here you pay over 99%, so the monthly instalment is higher.
• No long grace period: ask exactly when the first instalment falls due after booking, so you are ready for it.
• Handover is years away: you will pay instalments for a long time before living in or letting the unit, so if you rent now, you will pay rent and instalments together.

The upshot: the small booking suits you if your monthly income can carry the instalment and rent together until handover. If not, look for a larger deposit to lower the instalment.

Club Park and Lagoon Beach Park are very close in price, so choose between them on character and closeness to the club or the lagoon. Central Park is for buyers going for more space.

• Park Central, 1.1 km away: around EGP 102,500 per m².
• Beta Greens, 1.6 km away: around EGP 71,900 per m².
• Red, 1.5 km away: around EGP 62,000 per m².
• La Mirada, 2.1 km away: around EGP 54,800 per m².
• Talda, 1.9 km away: around EGP 51,100 per m².

Aliva's apartments, at about 98,300 per m², are level with Hassan Allam's Park Central and dearer than projects such as Beta Greens, Red and La Mirada. That gap is the price of the Mountain View name, 80% green space, and a small booking you will not find with most cheaper alternatives.

Mostakbal City holds the road between New Cairo and the New Administrative Capital. The Suez road is 10 minutes away, the Middle Ring Road 20 minutes and the Amal axis 23. Madinaty is 5 minutes, New Cairo 18, the American University 20 and Cairo Airport 21.
