About East Vale New Cairo
East Vale New Cairo without the sales talk
East Vale New Cairo is a project by SODIC in partnership with MEDAR, on 500 feddans inside Mada city in Mostakbal City. The cheapest unit on sale is a 70 m² one-bedroom apartment at EGP 9,736,000. Every type comes with 5% down and 9 years of instalments, and handover is June 2030, fully finished with air conditioning.
That last point matters more than it seems. When you compare East Vale with nearby projects handed over without finishing, remember that part of the gap in price per m² is the cost of finishing you will not have to pay after handover. That is how we read the numbers below.
Who is East Vale for?
The project has six unit types, from a one-bedroom apartment to a 4-bedroom villa, and 85% of it is standalone family homes with the rest in apartment buildings. In other words, it is first of all a community of houses, and the apartments are a small part of it.
Someone who wants into SODIC at the lowest price
The one-bedroom apartment or the loft is that way in. The one-bedroom needs a deposit of EGP 486,800, with an instalment of roughly EGP 85,600 a month over 9 years. That is an entry price for a fully finished SODIC project in east Cairo.
A family that needs three bedrooms and does not want to finish a unit
The three-bedroom apartment starts at 136 m² for EGP 16,559,000, with an instalment of roughly EGP 145,700 a month. It comes finished with air conditioning, so you take the keys and move in, without a year of finishing work and costs on top of the price.
A family that wants a house with a garden
Townhouses start at 176 m² for EGP 34,081,000, the twin house is 218 m² from EGP 41,808,000, and villas start at 215 m² for EGP 46,543,000. This is genuinely the larger part of the project, so your choices here are wider than for apartments.
Which unit in East Vale gives the most for the money?
Divide each price by its area and there are surprises. The loft is cheaper per metre than every apartment, and the penthouse costs more than a larger apartment:
- The loft against the one-bedroom: the loft is 103 m² at EGP 11,720,000, so 33 m² larger than the one-bedroom for only EGP 1,984,000 more. It works out at about EGP 113,800 per m², the cheapest square metre in the whole project, against roughly 139,000 for the one-bedroom.
- The penthouse against the largest three-bedroom: the penthouse is 174 m² at EGP 26,369,000, while the most expensive three-bedroom is 181 m² at EGP 22,006,000. The penthouse is 7 m² smaller and about EGP 4,363,000 more. That gap is the price of the roof and the top floor.
- Two bedrooms against three: the cheapest three-bedroom is 18 m² larger than the cheapest two-bedroom, for only EGP 1,773,000 more.
- Townhouse against twin house: the townhouse is about 193,600 per m² and the twin house about 191,800. They are very close, so choose on size and privacy, not on the square metre.
- The villas: the 3-bedroom villa is about 216,500 per m² and the 4-bedroom about 230,700, the most expensive square metres in the project.
The upshot: if your budget fits a one-bedroom, look at the loft before deciding, because it gives you far more space for a small increase. And if you are torn between a three-bedroom and the penthouse, ask yourself whether the roof is worth more than EGP 4 million.
Every type has the same 5% deposit and the same 9 years, so the whole difference is in the instalment. The plans are set out under payment plans above.
What sets East Vale apart from Mostakbal City compounds?
The first difference is how much land is left open. Buildings cover only 13% of the 500 feddans, and the rest is greenery and open space. That is a very low figure compared with most compounds in the area, and it means a unit will usually look onto open space rather than the building opposite.
The plan has some clear figures:
- A 1.3 km promenade, 80 metres wide, forming the spine of the project.
- More than 20,000 m² of water features.
- Leisure facilities on more than 20 feddans.
- A master plan by EDSA, and unit design by PBD Architects.
For a resident, that means walking, running and room for children to play inside the compound without getting in the car. For an investor, open space like this is one of the things that best protects resale value as the whole area fills up.
Price per m² in East Vale against Mostakbal City
Mostakbal City is full of projects, so comparing really matters here. These are the nearest projects with recorded prices, using the price per m² of their cheapest unit:
- Al Maqsad, 3.2 km away: around EGP 119,200 per m².
- Capital Gardens, 2.5 km away: around EGP 110,200 per m².
- Park Central, 2.2 km away: around EGP 102,500 per m².
- Aliva Mountain View, 3 km away: around EGP 98,300 per m².
- The Butterfly, 1.8 km away: around EGP 79,200 per m².
- Red, 3.8 km away: around EGP 62,000 per m².
East Vale has the most expensive square metre in its circle; even its cheapest apartment comes to about 139,000 per m². Part of that gap is the full finishing with air conditioning, and part is the SODIC name. So if you compare it with a project handed over semi-finished, add the cost of finishing to that project's price before you judge.
If price per m² is your absolute priority, there are much cheaper options a few minutes away. Bear in mind that the cheapest project on the list is not necessarily the same standard or the same handover date.
Who is the developer of East Vale?
SODIC works in east and west Cairo and on the coast. In the east it has SODIC East in New Heliopolis; in the west, The Estates Residence and Karmell in New Zayed, and Forty West in 6th of October.
On the coast it has Ogami, June and Caesar in Ras El Hekma. This is a name with many delivered projects whose finishing you can go and see for yourself, which is exactly what you need to check on a project sold fully finished.
Why Mostakbal City?
The area has become New Cairo's natural extension towards the New Administrative Capital, and large projects have moved here because the land still has room for compounds of this size.
East Vale sits inside Mada city, which spans 5,800 feddans, and connects to the Regional Ring Road, the Amal axis, the Cairo to Suez road and the Middle Ring Road. The stated distances are 5 minutes from the government district of the New Administrative Capital, 20 minutes from the American University in Cairo and 30 minutes from Cairo Airport. See it under location, or browse the other projects on the Mostakbal City page.
Things to know before you book in East Vale
- There are apartments in several sizes and a penthouse; if you want the penthouse, ask about its floor and view.
- Handover is June 2030, so roughly four years of instalments before you move in.
- Full finishing with air conditioning saves you money, but ask for the finishing specification in writing and compare it with a delivered SODIC project.
- The full project has more than 4,500 units, with 1,450 in the first phase. Ask which phase your unit is in, and which services will be ready when it is handed over.
- Read the pros and cons and the amenities above before you decide.
