About SODIC East Compound New Heliopolis
SODIC East Compound New Heliopolis: 1.5% down and early handover
SODIC East Compound New Heliopolis is a residential town by SODIC on 655 feddans east of Cairo, between the Suez and Ismailia roads. The lowest-priced unit is a 76 m² one-bedroom apartment at EGP 6,700,000; most units need only 1.5% down with 10 years of instalments, and the two- and three-bedroom apartments are ready.
A 1.5% deposit is low for a SODIC project. It means a two-bedroom apartment at EGP 10,900,000 needs only EGP 163,500 down. That makes getting in very easy, but the real load is the instalment, so let us work it out properly and see which units are worth it.
Who buys at SODIC East?
The figure that defines the whole project is that 84% of the land is open space and greenery, with buildings on the rest. The land is divided into named neighbourhoods with different characters, so the compound is closer to a small town of districts than a single repeated project.
Someone with little cash who wants into SODIC
The 1.5% deposit solves the cash problem that stops many buyers. A three-bedroom from 149 m² at EGP 13,200,000 needs only EGP 198,000 down, less than the price of a small car. But the instalment is about EGP 108,000 a month, so make sure your income can carry it before the deposit tempts you.
Someone who wants to move in within a few months
The two- and three-bedroom apartments and the townhouses are all ready. Anyone wanting early keys can choose between two and three-bedroom apartments and townhouses.
A family that wants a villa with the smallest possible deposit
The 392 m² 5-bedroom villa costs EGP 65,125,000 with only EGP 976,875 down, and is handed over in September 2027. A large SODIC villa for a deposit under a million is hard to find anywhere else in east Cairo.
Which unit in SODIC East gives the most for the money?
The odd thing about the apartments here is that the price per metre is almost constant across all sizes, about EGP 88,000, from the one-bedroom to the four-bedroom. So there is no premium on small units and no discount on large ones. These are the comparisons that matter:
- The duplex against the four-bedroom apartment: the duplex is 200 m² at EGP 17,700,000 and the apartment 199 m² at EGP 17,500,000. Only EGP 200,000 apart, and the duplex has two floors and more privacy. Both are handed over in 2030.
- The 5-bedroom villa against the 3-bedroom villa: the 5-bedroom is about 166,000 per m² and handed over in September 2027; the 3-bedroom is about 192,000 and handed over in December 2029. So the large villa is cheaper per metre and ready two years earlier.
- The 4-bedroom townhouse against the 3-bedroom villa: the townhouse is 234 m² at EGP 39,458,000 and the villa 208 m² at EGP 40,003,000. The townhouse is 26 m² larger with an extra bedroom and handed over three years earlier, though its deposit is 5%, not 1.5%.
- The penthouse: 223 m² at EGP 26,081,000, about 117,000 per m², handed over in September 2027. Roughly a townhouse's space for about 3 million less.
The upshot: among apartments, choose the size you need, because the metre costs the same. Among houses, the 5-bedroom villa and the penthouse give the most for the money and are handed over sooner than the small villas.
What income does a SODIC East instalment suit?
A small deposit means most of the price is paid in instalments, so they come out higher than in projects with larger deposits at the same price. If the instalment is to stay under a third of household income:
- Two-bedroom apartment: an instalment of about EGP 89,500 a month, so an income of around 270,000.
- Three-bedroom apartment: an instalment of about EGP 108,000, so an income of around 325,000.
- 3-bedroom townhouse: an instalment of about EGP 239,000, so an income of around 718,000.
- 5-bedroom villa: an instalment of about EGP 535,000, so an income of around 1.6 million.
If you have more cash than the deposit, ask whether you can pay a larger deposit to lower the instalment, which can be easier than a heavy instalment for 10 years. The figures are approximate and before any increases; the details are under payment plans.
Which SODIC East district should you start with?
What is on offer is spread across districts with their own pages; these are their starting prices:
- The Lakes: from EGP 6,700,000, the lowest-priced way in.
- Oak Residence: from EGP 14,348,000.
- Rosewood: from EGP 26,081,000.
- Meadows: from EGP 29,172,000.
- Orchid and IVY: from about EGP 39.5 million.
For an apartment, start with The Lakes and Oak Residence; for a house, Meadows, Orchid and IVY. Each district has its own character, so open its page before deciding. Other districts in the compound include Azalea, Hazel and Camellia, so if today's offer does not have what you want, further releases may come in other districts.
Price per m² in SODIC East against its neighbours
Using the price per m² of the lowest-priced unit in each nearby project:
- El Patio 5 East, 3.7 km away: around EGP 101,300 per m².
- Talala, 1.5 km away: around EGP 96,000 per m².
- Al Burouj, 4.8 km away: around EGP 75,700 per m².
- El Patio Sola, 4.9 km away: around EGP 66,700 per m².
- Rock White, 2.7 km away: around EGP 52,800 per m².
SODIC East's apartments, at about 88,000 per m², sit mid-circle: cheaper than Talala and El Patio 5 East, dearer than projects such as Rock White and Al Burouj. And that is for a SODIC project with 1.5% down and handover in months, which is clear value if the developer matters to you.
