The Lakes Sodic East Compound New Heliopolis is an apartment phase by SODIC inside SODIC East Compound New Heliopolis. In November 2026 prices start at EGP 6,700,000 for a 76 m² one-bedroom, with 0% down, a EGP 50,000 booking fee and instalments over 10 years. Handover is September 2030.

Launched in September 2026, The Lakes arranges its apartment blocks around a swimmable lagoon and smaller lakes, on the same site as a community people have been living in since 2022. Prices and instalments below come from Masharf (Keller Williams Masharf) in November 2026.

The Lakes Sodic East by SODIC: what is it?

The Lakes is a neighbourhood of about 65 feddans inside the 655-feddan SODIC East, developed by SODIC in partnership with Heliopolis Housing, and offering apartments, garden apartments, duplexes and penthouses.

Buildings take up 18% of the phase and open space 82%. The architecture is by EDSA under a concept called Terrano, with curved edges, stepped balconies and plenty of glass, and the blocks face inwards towards the landscape. The wider master plan is by Sasaki.

The Lakes Sodic East New Heliopolis location

The Lakes sits inside SODIC East in New Heliopolis, near the clubhouse and retail area, and the compound lies between the Cairo to Suez and Cairo to Ismailia roads on the edge of El Shorouk.

The phase plugs into what SODIC East already has or plans: a sports club of over 40 feddans, a 27-feddan commercial area, a school, clinics, a mosque and a 2 km green spine. Families have lived in delivered clusters since 2022, so you can inspect maintenance, security and the club yourself. See other projects on New Heliopolis compounds.

The Lakes Sodic East apartments and sizes

The Lakes Sodic East apartments run from 76 m² one-bedrooms to 199 m² four-bedrooms with a nanny's room, with three-bedroom duplexes of 192 to 209 m².

• Two-bedroom: 121 to 130 m², up to 133 m² with a nanny's room.
• Three-bedroom: 147 to 155 m², up to 164 m² with a nanny's room.
• Three-bedroom duplex: gardens up to 108 m² and terraces up to 100 m².
• Others: ground-floor garden apartments and upper-floor penthouses, for which we hold no confirmed price yet.

A garden apartment or duplex helps a family with children, but ask what the garden costs to maintain and whether it counts towards the area you pay for.

The Lakes Sodic East prices

The Lakes Sodic East prices in November 2026 start at EGP 6,700,000 for a one-bedroom, EGP 10,900,000 for two bedrooms and EGP 13,200,000 for three.

The monthly figure divides the price by 120. Metre prices barely move across types, at about EGP 88,000, so no unit type stands out as a bargain. Floor, view and a nanny's room make the difference. A two-bedroom with a nanny's room starts at EGP 11,200,000 and a three-bedroom at EGP 14,100,000, adding EGP 300,000 and EGP 900,000 on October 2026 figures.

The Lakes Sodic East payment plan

The advertised plan from September to October 2026 is 0% down, a EGP 50,000 booking fee and equal instalments over 10 years. A plan with 1.5% down has also been published, which is EGP 163,500 on a two-bedroom.

Ask which plan applies to your unit and whether the booking fee counts towards the price. With no deposit, the full price becomes instalments from day one. A two-bedroom at EGP 10,900,000 booked in November 2026 means about EGP 4,178,333 paid by handover in September 2030, close to 38% of the price. A cash discount is advertised but its percentage is unpublished, so ask before you choose instalments.

What does Flexi Plus finishing mean?

The Lakes is sold with Flexi Plus finishing, a flexible system where you choose the level, which is different from the "fully finished" wording SODIC uses in other phases.

The details and price of each level had not been published by November 2026, and that is the item to pin down before booking. A EGP 10,900,000 flat on a basic level is a different purchase from the same flat fully finished. Get each level in writing: floors, bathrooms, kitchen and air conditioning, and whether the difference is added to the price.

The Lakes Sodic East master plan

The Lakes Sodic East master plan sets about 9,000 m² of water features across roughly 65 feddans, led by a swimmable lagoon of about 3,000 m² with a sandy edge and a central island.

A pavilion and cafe sit by the lagoon, and smaller lakes run between clusters. Published figures say over 90% of units overlook water, over 60% face north, and all overlook open space. If a flat is sold as "on the lagoon", check that on the plan, since a view of a small lake between clusters is a different thing.

The Lakes Sodic East completion date

The Lakes Sodic East completion date in our unit table is September 2030, about four years after the September 2026 launch. Have the date and a delay penalty written into the contract.

The Lakes or the rest of SODIC East?

The Lakes is the lower-priced way into SODIC East, from EGP 6,700,000, against penthouses from EGP 26,081,000 and townhouses from EGP 29,638,000 elsewhere in the compound, on November 2026 prices.

A duplex at The Lakes and a townhouse at Meadows-Sodic East New Heliopolis are close in size, with EGP 11,938,000 between them. The townhouse is a house on its own plot and hands over about nine months earlier. If your budget reaches EGP 30 million and you want a house, it is the clearer choice. For the most space at the lower price, take the duplex.
