New Kairo Compound New Heliopolis is a community by G Developments, formerly known as New Giza. According to the project's details, it is two gated communities joined by a boulevard, New Kairo Golf and New Kairo Park, with an 18-hole golf course, 3 international schools and a university, two clubs, two hotels and a hospital. The units recorded with us are fully finished apartments of 163 to 233 m², past their handover dates, finished townhouses and villas due at the end of 2029, and a large semi-finished 654 m² villa due in July 2028. The developer has no priced units on offer now, so buying here usually means resale from an owner, and the resale prices are in the price table on this page.

Note that New Kairo is not Palm Hills New Cairo, which some people call "Palm Hills New Kairo". They are two different projects by different developers in different places, and this page is about G Developments' New Kairo only.

New Kairo New Heliopolis location

Where is New Kairo? In New Heliopolis, reached from the Suez Road and the Cairo to Ismailia road according to the project's details, close to SODIC East, Badr University, Rock White, Madinaty, El Shorouk and the Royal Hospital.

New Kairo Golf and New Kairo Park

According to the project's details, the compound sits on two plots. New Kairo Golf has the 18-hole course, a clubhouse and a golf hotel; New Kairo Park has a second hotel with serviced apartments. Between them runs a boulevard of shops, restaurants and walkable greenery, and all residents use the services of both. When buying, ask which plot the unit is in, since a golf view is priced differently from a park or street view.

• Apartment, 3 bedrooms, 226 to 233 m²: fully finished, past handover.

Apartments for sale in New Kairo New Heliopolis

The apartments recorded with us are generous: two-bedrooms over 160 m² and three-bedrooms over 225 m², larger than usual for the number of rooms. They are fully finished and past handover, so you furnish and move in without months of work. An apartment this size fits a large family comfortably, and a two-bedroom might take a third room if the layout allows.

Houses and villas in New Kairo

The 180 m² townhouse and 192 m² villa are fully finished and due in about 3 years, so on resale you are buying the owner's contract and the remaining instalments. Ask how much has been paid, how much is left and what the monthly instalment is. The 654 m² villa is semi-finished, so budget a very large sum for finishing that area.

A ready apartment in New Kairo can be lived in this month, while a new one nearby means years of waiting and then finishing. If you rent now, multiply your rent by the months of waiting and finishing, and add the cost of the finishing itself: that sum is really part of the new unit's price, so set it against the price difference.

Before buying: ask the residents

No complaints are recorded with us, so ask yourself. Visit on an ordinary day, talk to residents and security, and ask whether the schools, club and hospital are actually open, whether the electric buses run, and what the service charge is and how fast it rises. A project this size is built in phases, and each service has its own date.

Negotiating with the owner

Resale has no price list. Check the resale table on this page and ask how long the owner has been selling. Golf or central park views are priced differently from street views, and the floor matters for apartments. For a unit still under construction, ask what premium the owner wants over what they have paid, since that is what you are really negotiating.

• Instalments: for a unit not yet handed over, confirm what is paid, what remains and the schedule.
• Transfer: ask about the transfer fee before agreeing a price.
• Maintenance: confirm fees are paid up to date.
• Inspection: check finishing, plumbing and electrics in a ready unit.
