About Forty West Phase I 6th of October City

Forty West Phase I 6th of October City: apartments the size of a villa

Forty West Phase I 6th of October City is a luxury project by SODIC in the Northern Expansion on the Sheikh Zayed border, with a boutique hotel and a club. On offer are four-bedroom apartments from 462 to 571 m², fully finished, priced from EGP 122,933,000 to EGP 141,871,000, with 10% down, 10 years of instalments, and they are ready.

This is not a slightly large apartment. It is a full villa's floor area inside a building, handed over finished, within a project with hotel-level service. The product is aimed at a very small segment, so the question is not whether the price is high, but why anyone would buy a 462 m² apartment instead of a villa. That is what we answer with the figures.

Who buys an apartment this size?

Buyers here know exactly what they are leaving behind and what they want:

A family moving from a villa to an apartment

Many people tire of maintaining a villa, a garden and security once the children grow up. A 462 m² apartment gives them the same indoor space, with no garden to keep and no wall to guard, and with hotel service in the building.

Someone who wants to move in without a fit-out

Finishing 462 m² to a luxury standard can take a year or more and needs daily supervision. Here the apartment is handed over fully finished, so after handover you furnish it and move in.

Someone who travels a lot

An apartment in a secure building within a project with a club and hotel is far safer to leave for months than a stand-alone villa. Sphinx Airport is nearby, which matters to anyone constantly coming and going. And the club and hotel inside the project mean guests have somewhere to stay and service is on hand even while you are away.

The smaller or the larger apartment?

Here the larger one is better value per metre. The 462 m² apartment is EGP 122,933,000, about 266,000 per m². The 571 m² apartment is EGP 141,871,000, about 248,500 per m².

  • The difference in size is 109 m², and in price EGP 18,938,000.
  • So each extra metre in the larger apartment costs about EGP 173,700, well below the smaller one's average.
  • If your budget is close to the smaller apartment, those extra 109 m² are a good deal if you can manage the higher instalment.

A Forty West apartment or a SODIC villa?

This is the comparison you need to make, because the same money buys a SODIC villa nearby:

  • A villa in The Estates: 353 m² at EGP 77,223,960, about 218,800 per m², also ready.
  • A Forty West apartment: 462 m² at EGP 122,933,000, about 266,000 per m².

So the Forty West apartment costs about 45.7 million more than The Estates villa and is 109 m² larger. That difference pays for things the villa does not have: full finishing, a hotel and club within the project, and a location on old Zayed's border rather than New Zayed. If those do not matter to you, the villa is the clearer choice. If they are exactly what you are after, Forty West offers something hard to find anywhere else in the west.

Forty West payment plan

A 10% deposit means EGP 12,293,300 on the smaller apartment, cash you need ready. The instalment is roughly EGP 922,000 a month over 10 years, approximately and before any increases.

If the instalment is to stay under a third of household income, you need an income of about EGP 2.8 million a month. Buyers in this segment often pay a larger deposit or buy in cash, so ask whether there is a discount for cash or a bigger deposit, because that can make a difference of millions. The details are under payment plans.

The design: what is inside Forty West?

SODIC commissioned the international practice Machado Silvetti to design the project, and the layout gives every unit a view of landscaping and water on all sides, never window onto window.

The project combines residential, hotel and services: green space and water surround the buildings, with the boutique hotel and club in the middle. So you live in a small gated community with hotel-level service. Phase II of Forty West sits right next to it, so the project as a whole is growing into a single destination.

How to inspect a fully finished apartment

When finishing is included in the price, the inspection at handover matters more than ever, because any defect you find after signing the handover report becomes your problem. These are what we check with clients in finished units:

  • Floors and walls: make sure the materials are exactly those in the contract, with no cracks or colour differences between rooms.
  • Bathrooms and kitchen: open every tap and run every drain, and check that the installed appliances work and are the agreed brands.
  • Air conditioning and electrics: run the air conditioning in every room and try every switch and socket.
  • Windows and doors: make sure they close properly with no air or water leaks, especially on large glass facades.

If you are not a specialist, bring an engineer with you. An inspection costs very little next to a unit at this price.

Price per m² against SODIC West homes

Using the price per m² of the lowest-priced residential unit in nearby projects:

Forty West has the highest-priced residential square metre in this group, about 76,000 above Six West. That is to be expected for a fully finished product with hotel service, but you should know you are paying for the service and finishing, not just the metre.

The location: the Northern Expansion on Zayed's border

The Northern Expansion is the strip right next to Sheikh Zayed, so in practice you live Zayed's life with all its services. The roads: the Dahshur link, the Wahat road, the Rod El Farag axis and Juhayna Square. Around you are Mall of Arabia, Arkan Plaza, Smart Village, Nile University and Sphinx Airport.

See it under location, or browse the other projects on the Northern Expansion page.

Who is the developer of Forty West?

SODIC builds it, and Forty West sits in SODIC West beside The Polygon, home to SODIC's own headquarters. So the developer works from the same area, and you can see how it runs its delivered projects around you before deciding. In the west it also has Karmell and VYE in New Zayed, and on the coast June and Caesar in Ras El Hekma.

Things to know before you book in Forty West

  • Ask for the full finishing specification in writing in detail, materials and brands, because it accounts for a large part of the price.
  • Ask about the hotel and club service charges, and what maintenance covers and what costs extra.
  • Ask about allocated parking, because an apartment this size needs more than one car space.
  • Read the pros and cons and the amenities above.
