Forty West Phase II 6th of October City: SODIC's finished flats beside Phase I

Forty West Phase II 6th of October City is a residential project by SODIC in the Northern Expansion, right next to Forty West Phase I. The Arabic announcement calls the spot El Sheikh Zayed, inside SODIC West; the English one says Northern Expansion. Both describe the same patch on the Zayed and October border.

Finished flats and penthouses

Published: fully finished flats, which the Arabic text says are ready for you to move your furniture in, with penthouses added in the English text. The design, according to the Arabic announcement, is by the architects Machado and Silvetti. Neither sizes nor prices for Phase II have come out from SODIC.

Phase I as the yardstick

Phase I is 100 metres away, and the smallest unit it lists is 462 m² for 122,933,000, which works out near 266,000 per square metre. That is a large unit, and Phase II flats may be smaller, so ask for Phase II's price per metre and compare it with Phase I at the same size. For a smaller flat in the same area, SODIC's Six West, about a kilometre off, starts at 233 m² for 44,275,000.

A school and a hotel inside

Published inside Forty West:

Alongside come round-the-clock security and cameras, maintenance and cleaning. Housekeeping from a hotel is unusual: ask whether it is an optional subscription or part of the service charge, and what it costs a year. Ask, too, what the school is called and whether it is running yet.

Phase II, or a resale in Phase I?

The two phases sit side by side and may share facilities, or may not, so get it in writing. Ask SODIC whether the clubhouse, school and hotel serve both phases or each has its own, and whether Phase II has its own gate. If a Phase I resale near your size comes up, compare its price and handover with Phase II's, because Phase II's handover date decides how many years you pay before you live there. Ask about the service charge in each phase as well; the gap shows years after you buy, not on the day.

Getting around

It is near Westown Hub, The Polygon, Club S, Smart Village, Arkan Plaza and Mall of Arabia, as well as Nile University and Sphinx airport. Roads are the Dahshour link, the Oasis road, Juhayna Square and the Rod El Farag axis. If you work at Smart Village or your children are at school in Zayed, the run is short.
