About The Estates Sodic New Zayed

The Estates Compound New Zayed: standalone villas only

The Estates Compound New Zayed is a villa compound by SODIC on 150 feddans, fronting directly onto the Cairo to Alexandria desert road. Standalone 4-bedroom villas are on offer, from 353 to 631 m², priced from EGP 71,116,000 to EGP 208,525,000, with 10% down, 10 years of instalments and handover in December 2026.

This is not a compound trying to fit as many units as possible onto the land. Buildings cover only 13%, and the rest is gardens and lakes. It is a limited villa district, made for people willing to pay for privacy and calm. So the question here is not "the cheapest villa" but "is this villa worth its price against SODIC's other villas nearby?"

Who is The Estates for?

The compound is entirely standalone villas with four bedrooms and five bathrooms, so the buyer here knows what they want: a house of their own, with a garden, somewhere quiet.

A family that wants a standalone villa handed over soon

Handover is at the end of this year, a few months away. A 353 m² villa with four bedrooms and a private garden, in a compound with no apartment blocks, is what you are buying here.

Someone looking for a small mansion

The larger villas reach 631 m² and EGP 208,525,000. These are spaces for a large family, or for someone who wants a home to receive guests and host occasions without feeling crowded.

An investor in luxury villas

Villas in a compound with 13% building coverage are naturally limited in number, which helps them hold value over time because supply will not grow. But investing here needs a long horizon and plenty of cash, as the instalment shows.

A small or a large villa in The Estates?

Here is the reverse of most projects: the larger villa is dearer per metre, not cheaper. The 353 m² villa is EGP 71,116,000, about 201,500 per m². The 631 m² villa is EGP 208,525,000, about 330,500 per m².

  • The difference in size is 278 m², and in price about EGP 137,400,000.
  • So each extra metre in the large villa costs about EGP 494,000.
  • That means the gap is not just size; it is the villa's position within the compound: on a lake, on the large park, or a bigger plot.

The upshot: the small villa is The Estates' clearest value. If you go for the large one, ask to see its position on the master plan and find out exactly what the difference pays for, because 494,000 per extra metre needs a clear justification.

The Estates or Karmell for a SODIC villa?

This is the key comparison if you want a SODIC villa in New Zayed, because Karmell is minutes away and has villas:

  • Karmell 5-bedroom villa: 384 m² at EGP 77,595,000, about 202,000 per m², handed over in November 2026.
  • The Estates 4-bedroom villa: 353 m² at EGP 71,116,000, about 201,500 per m², handed over in December 2026.

Almost the same price per metre and the same handover. Karmell's villa is 31 m² larger with an extra bedroom, for about 6.5 million more. The real difference is the compound itself: The Estates is villas only with 13% coverage, while Karmell has apartments and duplexes alongside its villas. If calm and complete privacy matter most, The Estates. If space and bedrooms matter most, Karmell.

How to choose your villa's position in the compound

In a villa compound, position affects price and daily life more than size itself. These are the things we look at with clients on the master plan:

  • Outlook: a villa facing a lake or a large park costs more but sells and lets faster. One facing another villa is cheaper and quieter.
  • Orientation: in Egypt a north-facing frontage brings a better breeze in summer, while a west-facing one heats up in the afternoon. Ask which way the villa faces.
  • Distance from the road: the project sits right on the desert road, so villas by the boundary wall on that side may hear traffic. Those further in are quieter.
  • Distance from the gate and services: close enough to walk to the services, far enough not to get the coming and going.

What income does an instalment in The Estates suit?

A 10% deposit means EGP 7,111,600 on the cheapest villa, cash you need ready. The instalment is roughly EGP 533,000 a month over 10 years, before any increases.

If the instalment is to stay under a third of household income, you need an income of about EGP 1.6 million a month. And since the villa is handed over in months, remember the maintenance deposit will come soon too. The details are under payment plans.

What is inside The Estates?

More than 160,000 m² of green space and landscaping, man-made lakes spread between the neighbourhoods, and a running and cycling track along the whole project. The gardens are laid out so every villa looks onto greenery, not a neighbour's wall.

That 13% figure is what will shape your day: quiet streets, real distances between villas, and the feel of an open village rather than a residential block. That is what sets The Estates apart from many compounds that sell villas next to apartment buildings.

Price per m² in The Estates against its neighbours

Using the price per m² of the cheapest unit in each nearby project:

  • The Estates Residence, The Estates' extension, under 1 km away: around EGP 166,400 per m², with ready townhouses and twin houses.
  • Dejoya Villas, under 1 km away: around EGP 90,000 per m² for a 250 m² villa.
  • Dejoya Residence, under 1 km away: around EGP 97,000 per m².
  • Naia West, 1 km away: around EGP 75,000 per m².

The Estates is far dearer than the Dejoya villas next door, more than double per metre. That gap is the price of the SODIC name, the low coverage and early handover. If a standalone villa is your goal on a tighter budget, there are options at half the price, but not at the same density or by the same developer.

Who is the developer of The Estates?

SODIC is the developer, and The Estates is two minutes from SODIC West, its oldest and largest community in west Cairo. So you can go and see how SODIC runs villa compounds after handover, and ask residents about maintenance and security, before paying a 7 million deposit. In New Zayed it also has Karmell, VYE and The Estates Residence.

New Zayed and getting to The Estates

The Estates is two minutes from SODIC West, 3 minutes from Sphinx Airport, 7 minutes from the 26th of July axis, 12 minutes from Arkan Plaza and 15 minutes from the Grand Egyptian Museum. See it under location, or browse the other projects on the New Zayed page.

Things to know before you book in The Estates

  • Ask to see each villa's position on the master plan, because price is set by position more than size.
  • Have the 10% deposit and the maintenance deposit ready, since handover is months away.
  • Ask about the finishing level at handover and what is left for you to do.
  • Read the pros and cons and the amenities above.
