VYE SODIC Compound New Zayed: the penthouse costs less than the apartment

VYE SODIC Compound New Zayed is a project by SODIC on 464 feddans, with homes, commercial areas, schools and a business hub. The cheapest unit is a 108 m² two-bedroom apartment at EGP 15,889,000 with 10% down and 10 years of instalments; the townhouses are ready for handover, and most of the rest is handed over in December 2026.

The headline is not a mistake. In VYE, the three-bedroom penthouse is larger than the three-bedroom apartment and cheaper, and both are handed over at the same time. That is something you need to know before booking any apartment here.

Who is VYE SODIC for?

The compound is not just housing; it is a small town with commercial areas, schools and a business hub inside its boundary, in one of the fastest-growing parts of west Cairo. School, supermarket and work can all sit inside the gate, which saves you hours of traffic every week.

Someone who wants to move in within months

The townhouses are ready now, the apartments and penthouses in December 2026, and the twin houses in March 2027. Almost everything on offer is ready or very close, a real advantage in New Zayed, where most projects are still being built.

A family that wants space on an apartment budget

The penthouse is the answer here, as the figures show. Sizes run from 158 to 243 m² with prices from EGP 17,251,000, so you get the space of a small villa for the price of an apartment.

An investor who wants rent soon

Nearly every unit is ready or handed over within months, so rent starts early. The penthouse in particular suits an investor: a large space at an apartment price, and since rent depends on size and view, the return on what you paid may be higher than an ordinary apartment in the same compound. Work it out against actual rents in New Zayed before deciding.

Someone who wants a ready house with a garden

The 3-bedroom townhouse starts at 196 m² for EGP 26,868,000 and is ready for handover, with 7 units available. So you can choose, inspect and move in straight away, while paying over 10 years.

Penthouse or apartment in VYE?

This is the key comparison in the project:

• Three bedrooms: the apartment starts at 132 m² for EGP 19,184,000 and the penthouse at 175 m² for EGP 18,835,000. So the penthouse is 43 m² larger and EGP 349,000 cheaper.
• Two bedrooms: the apartment starts at 108 m² for EGP 15,889,000 and the penthouse at 158 m² for EGP 17,251,000. So the penthouse is 50 m² larger and only EGP 1,362,000 more.
• Price per m²: the penthouses are about 107,600 to 109,200 per m², the apartments about 145,300 to 147,100, a gap of about 38,000 on every metre.
• Handover: the same date for both, December 2026.

So if you are going for a three-bedroom apartment, the penthouse gives you far more space for less money. What to ask before deciding: the penthouse is on the top floor, so ask about summer heat and insulation, and about the roof itself, how big it is and what you may use it for. If the answers are reassuring, there is no reason to choose the apartment.

Townhouse or twin house?

The townhouse starts at 196 m² for EGP 26,868,000 and is ready, with 10 years of instalments. The twin house starts at 229 m² for EGP 38,591,000 and is handed over in March 2027, with only 5 years of instalments.

That difference in term makes a huge difference to the instalment: about EGP 201,500 a month for the townhouse against about 579,000 for the twin house, roughly three times as much. If you cannot manage an instalment like that, the townhouse is the practical choice, and it is cheaper per metre too (about 137,000 against 168,500).

What income does a VYE instalment suit?

If the instalment is to stay under a third of household income:

• Two-bedroom apartment: an instalment of about EGP 119,000 a month, so an income of around 357,000.
• Three-bedroom penthouse: an instalment of about EGP 141,000, so an income of around 424,000.
• Townhouse: an instalment of about EGP 201,500, so an income of around 605,000.

The deposit here is 10% for residential units, about 1.9 million for the three-bedroom penthouse. The figures are approximate and before any increases; the details are under payment plans.

The administrative unit in VYE

One administrative unit is on offer, from 173 m² at EGP 23,554,000, with 5% down and 8 years of instalments, about 136,000 per m². It is part of The Lynx, the compound's commercial area.

Compared with Zayed offices, it is cheaper per metre than most around it, such as Walk Of Cairo (about 166,000) and Westown The Portal (about 294,000). But it is a single unit, so if it suits you, move quickly.

Price per m² in VYE against New Zayed

Using the price per m² of the cheapest unit in each nearby project:

• The Estates Residence, same developer, 1.3 km away: around EGP 166,400 per m².
• Karmell, same developer, under 1 km away: around EGP 124,500 per m².
• Vaha, 1.4 km away: around EGP 97,700 per m².
• Naia West, 1.6 km away: around EGP 75,000 per m².
• Q Hills, under 1 km away: around EGP 67,000 per m².

VYE's apartments, at about 147,000 per m², are about 22,600 dearer than neighbouring Karmell and cheaper than The Estates Residence. But VYE's penthouses, at about 108,000, are cheaper per metre than Karmell's apartments themselves. So if you want SODIC at the lowest price per metre in New Zayed, a VYE penthouse is the real way in.

Who is the developer of VYE SODIC?

SODIC has 35 projects published on Masharf, and in New Zayed it also has Karmell, The Estates Residence and The Estates. SODIC West in old Zayed is about 10 minutes away, its oldest community in the west. And because VYE's townhouses are ready, you can inspect the work itself before you sign.

Beyond the west, SODIC has SODIC East in New Heliopolis, and on the coast June, Caesar and Ogami in Ras El Hekma. So it is a developer with delivered projects in several areas, whose residents you can ask about management and maintenance after handover.

New Zayed and getting to VYE

New Zayed has 51 projects in the catalogue, 45 of them published on Masharf. VYE has direct access from the El Dabaa and Rod El Farag axis, close to the desert road, the Dahshur link and the 26th of July axis. Things to know before you book in VYE

• The developer has only 29 units on sale: 11 penthouses, 8 apartments and 7 townhouses among them.
• The twin house is paid over only 5 years, so work out the instalment carefully before booking; at about EGP 579,000 a month, it needs a large and stable income.
• For a penthouse, ask about insulation and the roof before deciding, and go up to see the top floor yourself around midday.
• Inspect a ready townhouse yourself, and ask about the maintenance deposit, because it is paid at handover.
