About Q Hills New Zayed

Q Hills New Zayed: half the metre of the SODIC project next door, but ask about finishing

Q Hills New Zayed comes from Q Developments and spreads over 24 feddans of New Zayed along the Dabaa road, with 83% of the land given to greenery and water per the developer. What stands out is that SODIC projects surround it, yet its flat metre runs 66,000 to 69,000, under half that of the nearest SODIC project. On offer are one- to three-bedroom flats, townhouses, a twin and a villa, with handover announced for September 2029. Below are the cost of each step from the one-bedroom to the villa, the money paid before the keys, and where each type sits among its New Zayed neighbours.

Q Hills New Zayed prices from the developer

The lowest unit at Q Hills is an 80 m² one-bedroom at EGP 5,360,000, and the highest a villa at 46,000,000:

  • One-bedroom, 80 m²: 5,360,000, at 67,000 a metre.
  • Two-bedroom, 125 m²: 8,250,000, at 66,000 a metre.
  • Three-bedroom, 150 m²: 10,350,000, at 69,000 a metre.
  • Townhouses with three bedrooms: 15,015,000 for 195 m² (about 77,000 a metre) up to 16,353,000 for 205 m².
  • Twin house, 245 to 250 m²: 19,278,000.
  • Five-bedroom villa on 500 m²: 46,000,000, at 92,000 a metre.

But compare the finishing

Per the developer, final finishing in the flats is left to the buyer's taste, and the houses state no finishing. So the figure in front of you most likely does not cover all the finishing. Before calling it "half the price", ask exactly what is handed over and what the remaining fit-out costs, then compare. That matters most against Naia West, whose flats are listed finished.

That flexible finish is what the Masharf (Keller Williams Masharf) table for October 2026 shows against all three flats.

Q Hills units: from one-bedroom to villa

The biggest jump on this ladder is from the twin house at EGP 19,278,000 to the villa at 46,000,000:

  • Two-bedroom against one-bedroom: roughly 2.89 million more buys 45 m² and a room, about 64,200 per added metre, below the flat's own metre. The deposit even drops, as shown further down.
  • The third bedroom: 25 m² for about 2.1 million, 84,000 a metre, the highest-priced step among the flats.
  • Leaving the three-bedroom flat for the lowest-priced townhouse costs around 4.67 million for 45 m², about 103,700 a metre: what you pay to be on the ground.
  • Townhouse against townhouse: ten extra metres (195 to 205 m²) add about 1.34 million, which is near 133,800 a metre. That is position, not size, so ask about the garden and frontage.
  • Twin against the biggest townhouse: 2.93 million or so more for 40 m², roughly 73,100 a metre, cheaper than the townhouse metre. If your budget is near the big townhouse, the twin deserves a look.
  • The villa adds 255 m² over the twin for roughly 26.72 million, some 104,800 a metre.

Paying for Q Hills: the one-bedroom needs more down than the two

Every unit takes 5% down over ten years, except the one-bedroom at 10% over eight. So the one-bedroom's deposit, 536,000, is higher than the two-bedroom's (412,500). Monthly:

  • One-bedroom: about 50,250.
  • Two-bedroom: near 65,300, so roughly 15,000 more a month for 45 m² and a room.
  • Three-bedroom: around 81,900, on 517,500 down.
  • Townhouse: 750,750 down and close to 118,900.
  • Twin: 963,900 down and about 152,600.
  • Villa: 2,300,000 down and near 364,200.

On handover day

About 35 instalments fall before the keys. Because its term is shorter, the one-bedroom will be roughly 43% paid by then, about 2.29 million. Everything else sits near 33%, which in money is some 2.7 million for two bedrooms, 3.39 million for three, 4.91 million for a townhouse and about 15.05 million for the villa. Around seven years remain on the ten-year units and five on the one-bedroom. As final finishing is on the buyer, add that budget before working out when you can move in.

Q Hills flats, or Naia West and Karmell?

The Naia West two-bedroom of 135 m² costs EGP 1.88 million more than Q Hills and adds 10 m² and the finishing:

  • Naia West, 1.2 km away, differs in that its flats are listed finished. There a two-bedroom of 135 m² runs nearly 10.13 million: 1.88 million on top of Q Hills, buying 10 m² and a finished flat. On three-bedrooms the gap narrows: about 11.63 million for 155 m², some 1.28 million above Q Hills for 5 more metres. Its keys come in October 2030, a year after Q Hills.
  • At SODIC's Karmell, 900 m off, an 82 m² one-bedroom starts near 10.21 million, almost twice the Q Hills price, and a 157 m² three-bedroom at about 16.16 million; keys are due March 2028.
  • VYE SODIC, 600 m away: two-bedrooms of 108 m² from 15.89 million and three-bedrooms of 132 m² from 19.18 million, a metre near 145,000, more than twice Q Hills'. Its stated date is this December.
  • Dejoya Residence, 1.4 km off, offers a smaller three-bedroom, 131 m², near 11.83 million but spread over 15 years, at about 90,300 a metre, due October 2030.

So Q Hills flats have the lowest metre among these by a clear margin, even with finishing costs added. The open question is the handover standard.

Three-bedrooms by the month

  • Dejoya Residence, 131 m²: close to 62,400 over 15 years.
  • Q Hills, 150 m²: about 81,900 over ten years.
  • Naia West, 155 m², finished: near 92,000 over ten years.
  • Karmell, 157 m²: around 121,200.
  • VYE SODIC, 132 m²: close to 143,900.

Q Hills has the second-lightest instalment, after Dejoya Residence on its 15-year plan, with 19 m² more. The gap to Naia West is some 10,100 a month, which is the figure to weigh against fit-out costs if you finish the flat yourself.

Q Hills houses against the neighbours

The 195 m² Q Hills townhouse costs EGP 4.26 million less than the same size at Naia West:

  • Naia West's 195 m² townhouse costs near 19.28 million, 4.26 million above Q Hills' townhouse of the same size, and, oddly, exactly the price of a Q Hills twin. Its edge is an April 2027 date, two and a half years earlier. Its four-bedroom twin of 255 m² is 22 million, and its townhouse instalment about 144,600 against 118,900 here, since it asks 10% down.
  • Midtown New Zayed West, 600 m away, sells a big 305 m² townhouse from 23.66 million at much the same metre (77,600), but over only six years.
  • Vaha, 1.4 km off: townhouses of 225 m² from 21.98 million, twins of 248 m² from 25.24 million (about 5.97 million above Q Hills' twin) and villas of 283 m² from 33.27 million.
  • Dejoya Villas, 1.8 km away: a 250 m² twin from 22.5 million, some 3.22 million over Q Hills for nearly the same size, and a 302 m² villa at 32 million.

The villa here is 500 m² at 46 million, 92,000 a metre, below Naia West (a 385 m² villa from 37.39 million, about 97,100 a metre), Vaha and Dejoya Villas. So Q Hills has the biggest villa and the lowest-priced villa metre among these neighbours.

Q Hills location and services

The compound is on the Dabaa road, near the 26th of July axis, the Cairo Alexandria desert road and the Central axis. Per the developer, it holds a commercial area with shops, restaurants, a hypermarket and a pharmacy, an outdoor gym and underground parking, with façades designed so flats get enough sun and air. Q Developments also builds Q North in Sidi Abdel Rahman and Q Bay in El Alamein.
