La Mirada compound is a residential compound by Grand Plaza For Real Estate and Touristic Development in Mostakbal City, New Cairo, on 28 feddans, gate to gate with Madinaty. Its apartments are due in December 2026, from EGP 6,028,305 for a 110 m² two-bedroom, at about 55,000 per metre, while its duplexes and townhouses are handed over in 2029 and 2030. The recorded payment plans run from 0% down over 8 years up to 11% down over 11 years.

An apartment this close to handover at that price per metre is rare in New Cairo. So this page looks at what you get for it, where the odd prices hide, and how La Mirada compares with the compounds right next to it.

La Mirada location in Mostakbal City

Where is La Mirada compound? In Mostakbal City, gate to gate with Madinaty. Is La Mirada in Mostakbal City or New Cairo? Both answers are right: Mostakbal City is the new extension east of New Cairo, and La Mirada sits inside it, so you will see it listed as "La Mirada compound New Cairo" and "La Mirada compound El Mostakbal".

La Mirada apartments

The apartments are the heart of the offer, all due at the end of this year:

• Two bedrooms, 110 to 122 m²: from 6,028,305 to 8,323,635.
• Three bedrooms, 142 to 243 m²: from 7,897,000 to 20,174,000.
• Four bedrooms, 251 m²: 15,150,000.

A three-bedroom can cost less than a two-bedroom

The cheapest three-bedroom, 142 m² at 7,897,000, costs about 426,000 less than the dearest two-bedroom of 122 m². So before you settle on two bedrooms, compare the two price lists: you may get a room and 20 m² more for less money.

The four-bedroom is below the large three-bedrooms

The 251 m² four-bedroom at 15,150,000 is about 5 million cheaper than the largest three-bedroom of 243 m². With only one left, it is the best-value large apartment in the project, about 60,400 per metre.

Semi-finished: count the finishing

All the apartments are semi-finished, so floors, kitchens, bathrooms and air conditioning are on you. An apartment at 55,000 a metre plus finishing still often comes in below a finished new apartment elsewhere, but add it before you compare.

Payment plans: from 0% down

The plans recorded for La Mirada are 0% down over 8 years, 20% over 8 years, 4% or 5% over 9 years, and 11% over 11 years. Which one applies depends on the unit. As a guide, the cheapest two-bedroom with nothing down over 8 years works out at about 62,800 a month, which needs a household income of about 188,000 if the instalment is to stay within a third of it. La Mirada duplexes and townhouses

For those wanting more space, La Mirada has duplexes and townhouses, both still to be handed over:

• Duplex, 3 bedrooms, 192 to 228 m²: from 12,656,000, about 65,900 per metre, handed over August 2030.
• Townhouse, 4 bedrooms, 257 to 262 m²: from 20,970,271, about 81,600 per metre, handed over August 2029.

Here the four-bedroom apartment at 15.15 million is worth weighing against both: it is larger than the duplex and due within months, while the townhouse adds a garden and a house of your own for about 5.8 million more and three years of waiting.

Handover this winter: what it saves you

Most compounds around La Mirada are still years from handover, so their buyers pay rent and instalments at the same time until 2028, 2029 or later. A La Mirada apartment ends that within months. If you pay rent today, add up what you would pay until the neighbours' handover dates: that sum belongs in the comparison, and it often makes the nearer handover the cheaper choice even where its price per metre is close to theirs.

La Mirada club

The amenities recorded for La Mirada are a clubhouse, underground parking, a commercial strip and a mosque. So the La Mirada club is the compound's clubhouse, inside the gates. Ask what it includes, who can use it, and how its fees work, because those come on top of maintenance. A clubhouse a short walk from home is worth more than a bigger club across the city.

Against the compounds next to it

Using the cheapest apartment's price per metre:

• Beta Greens: about 71,900.
• Bloomfields: about 66,400.
• Red: about 62,000.
• La Mirada: about 54,800, due this December.
• Talda: about 51,100.

La Mirada is among the cheapest metres around it, and unlike most of them its apartments can be lived in now. For townhouses it sits in the middle: Kukun is about the same, Talda cheaper, Red and Cityzen dearer.
