About Acasa Alma New Cairo

Acasa Alma New Cairo: book with just 1%, and the real sum is the instalment

Acasa Alma New Cairo is a project by Dar Al Alamia Developments in the 6th Settlement, with flats, duplexes and townhouses. Its plan differs from most neighbours: only 1% down and the rest over about eight years and four months, with handover announced for October 2029. No finishing level is stated for any type. This page explains what that 1% saves you and what it costs, works out the ladder between types, and compares each with its 6th Settlement neighbours.

Acasa Alma prices from the developer

  • Two-bedroom flat of 130 m²: 7,900,920, near 60,800 a metre.
  • Duplexes, three bedrooms each: 247 m² costs 13,798,560, roughly 55,900 a metre, and 255 m² costs 14,967,480.
  • Townhouses with three bedrooms: 14,586,000 for 187 m² (78,000 a metre), up to 17,952,000 for 204 m².
  • Townhouses with four bedrooms: 19,369,800 for 256 m² (around 75,700 a metre), rising to 23,311,080 for 287 m².

Small deposit, large instalment

The two-bedroom takes just 79,009 down, but the monthly instalment is about 78,500, so the whole deposit is roughly one month's payment. The deposit does not decide whether you can afford it; the instalment does. If your income cannot carry that from the first month, the small deposit makes no difference.

What the 1% saves you

On a 10% plan the same flat would ask about 790,000 up front. Here most of that stays in your pocket, but it does not vanish; it is spread over the instalments. So 1% helps those with a steady monthly income and little cash, and not the other way round.

The instalment on each type

  • Two-bedroom: 79,009 down, then about 78,500 a month.
  • Cheapest duplex: 137,986 down, then near 137,200.
  • Cheapest three-bedroom townhouse: 145,860 down, then around 145,000.
  • Cheapest four-bedroom townhouse: 193,698 down, then close to 192,500.

On handover day

Handover falls around instalment 36 out of nearly 100, by which point about 37% is settled. In money: roughly 2.91 million for the flat, 5.08 million for the duplex, 5.37 million for the three-bedroom townhouse, 7.12 million for the four-bedroom townhouse. Around five years and four months of payments follow once you move in.

The ladder between types

A duplex roomier and cheaper than the townhouse

For 13.8 million you get a 247 m² duplex; the entry townhouse with three bedrooms costs 14.59 million for just 187 m². The duplex gives 60 more metres, saves about 790,000 and costs some 7,800 less a month. What you give up is ground: a townhouse stands on its own plot with a garden, a duplex sits inside a building, so find out which floor it is on and whether a roof or garden comes with it.

Townhouses: a large three-bedroom or a small four?

The top three-bedroom townhouse (204 m²) costs 17.95 million; the entry four-bedroom (256 m²) costs 19.37 million. For about 1.42 million you gain 52 m² and a fourth room, close to 27,300 a metre. That is the cheapest added metre in the whole project, so if your budget is near the big three-bedroom, the small four-bedroom is clearly the better buy.

Within each type

  • Three-bedroom townhouse: the larger house is only 17 m² bigger but about 3.37 million dearer, roughly 198,000 a metre. That is position, not space, so ask about the garden and frontage.
  • Four-bedroom townhouse: taking the 287 m² house over the 256 m² one adds close to 3.94 million, about 127,100 for each of the 31 metres.
  • Duplex: just 8 m² between cheapest and dearest, with a gap of some 1.17 million, so again it is location being priced.

A two-bedroom: Acasa Alma, Najm or Noll?

  • Najm, 1.8 km away and listed finished: a 130 m² two-bedroom, the same size, near 7.62 million, about 284,000 less and finished too. But it takes 10% down and is due October 2030, a year after Acasa Alma.
  • Noll, 1.4 km off, delivers finished at almost Acasa Alma's metre (60,900): its first two-bedroom is 116 m² at about 7.07 million, over six years, with keys in July 2029, three months earlier.
  • Grand Lane, the nearest at 700 m, sells a two-bedroom 3 m² larger (133 m²) for close to 6.69 million, saving some 1.21 million. Its plan is the opposite of Acasa Alma's: 15% down and four years.
  • Vallis, 1.8 km away, starts two-bedrooms at 110 m² around 6.32 million on 5% down, due June 2030.

So Acasa Alma's flat is not the cheapest per metre, and neighbours like Najm and Noll offer finishing at a similar price. Its one clear advantage is the deposit: just 79,000.

Two-bedrooms by the month

  • Vallis, 110 m²: about 50,000 over ten years, after 315,850 down.
  • Najm, 130 m², finished: near 57,100 over ten years, after 761,742 down.
  • Acasa Alma, 130 m²: around 78,500 over eight years and four months, after 79,009 down.
  • Noll, 116 m², finished: close to 88,300 over six years.
  • Grand Lane, 133 m²: about 118,500, since the term is only four years.

Judged by instalment, Acasa Alma sits mid-table. Judged by the cash you hold today, it is by far the easiest to enter.

Duplexes and townhouses against the 6th Settlement

  • Maliv, 1.4 km off: its three-bedroom duplex is 22 m² smaller (225 m²) and about 1.96 million cheaper at near 11.84 million; its four-bedroom townhouse is 185 m² for around 16.45 million, some 88,900 a metre.
  • Jiwar, 1.3 km off, prices its four-bedroom duplex of 202 m² near 11.01 million; per metre (about 54,500) that is almost Acasa Alma's duplex rate.
  • At Grand Lane a townhouse of 169 m² sells near 11.75 million, undercutting Acasa Alma's cheapest by 2.84 million with 18 m² less, but on 15% down and only four years.
  • Vallis's townhouse is 170 m² at 15.5 million, about 914,000 above Acasa Alma's despite being 17 m² smaller.
  • Ever New Cairo, 2.1 km off, has a dearer metre (about 95,400): a 165 m² townhouse near 15.75 million, but keys in February 2028.
  • Midtown East, a kilometre away: a 305 m² townhouse from 23.66 million, near 77,600 a metre, level with the four-bedroom townhouse here.

So Acasa Alma's townhouses sit mid-market: dearer than Grand Lane, cheaper per metre than Vallis, Maliv and Ever. Its duplex metre is level with Jiwar and Maliv.

Acasa Alma, or Acasa Mia by the same developer?

The sister project is Acasa Mia. Its two-bedroom is 15 m² smaller (115 m²) at a similar price, about 7.83 million, but on 5% down over ten years, with keys in October 2028, a full year before Acasa Alma. It also has three-bedrooms from 160 m² (near 9.42 million) and four-bedrooms of 205 m² (near 12.66 million). If you need a three- or four-bedroom flat, Acasa Mia has one and Acasa Alma does not.

Inside the project

Per the developer: electronic gates, shops for daily needs, pools, a walkway with running and cycling tracks, cameras and round-the-clock security, plus maintenance and cleaning of common areas. The Suez Road and the Middle Ring Road are next to it, and the Mohamed Bin Zayed axis leads to the New Capital. Dar Al Alamia also builds Acasa in New Cairo.

Send Masharf on WhatsApp the monthly instalment you can manage, and we'll tell you whether a flat, a duplex or a townhouse at Acasa Alma fits.
