For a first home, the payment column matters most. Jade & Blue and Bloomfields run 10 years like The Median but with only 5% down, cost about a million less and hand over earlier. Peerage and Talda have lower starting prices but short plans, so their monthly instalments are higher. What might make you choose The Median is its location and design, so visit all of them before deciding.

If you grow later: the duplex and townhouse

The three-bedroom duplex at The Median starts at 213 m² for EGP 15,382,000, and the 234 m² three-bedroom townhouse costs 23,723,000 in October 2026, well above a first flat.

The duplex metre (about 72,200) is close to the flat metre but the space is larger, with 1,538,200 down and about 115,400 a month. The townhouse metre is about 101,400 on only 8 years, so its instalment is about 222,400 a month. These are not a first home for most people, but it helps to know the compound has room to grow without leaving the neighbours and the school.
