Najm Compound New Cairo: the largest two-bedroom sits just 401,000 below the smallest three-bedroom

Najm Compound New Cairo is a compound of finished flats by Royal Development in the 6th Settlement, on 17 feddans, with buildings covering only about 18% of the land as published for the project. The list holds one-, two- and three-bedroom flats plus a four-bedroom loft, each type on its own payment terms, and the flats are announced for October 2030. The original project description also calls it "Royal 6th Settlement" after the developer, so make sure the contract names the project as Najm.

Najm prices 2026

• One-bedroom, 75 m²: 3,583,333 up to 4,200,000.
• Two-bedrooms: the smallest, 115 m², at 5,463,333; the largest, 130 m², at 7,617,422.
• Three-bedrooms: 140 m² opening at 8,018,333, through to 195 m² at 11,988,850.
• Four-bedroom loft, 285 m²: 15,142,050.

The three-bedroom metre runs above the two-bedroom's

The cheapest one-bedroom works out near 47,800 a metre and the cheapest two-bedroom about 47,500, then the cheapest three-bedroom jumps to roughly 57,300. Normally a bigger flat carries the cheaper metre, so the picture here is reversed. Ask about the difference: floor and the view over the waterfalls and walkway.

Steps worth taking

• One-bedroom to the 115 m² two-bedroom: about 1.88 million more buys 40 m², some 47,000 per metre, the same as the flat's own rate.
• Largest two-bedroom (130 m²) to smallest three-bedroom (140 m²): 10 metres and a whole room for only about 401,000, near 40,100 per metre, the cheapest step on the list.
• Within the two-bedrooms: the 15 m² from 115 to 130 cost close to 2.15 million, roughly 143,600 apiece.

So if you are eyeing the large two-bedroom, the smallest three-bedroom is far clearer. If your budget fits the small two-bedroom, that is the project's lowest metre.

One-bedroom: the same 75 m², 617,000 apart

Every one-bedroom is 75 m², yet prices run from 3,583,333 to 4,200,000, a spread near 617,000 on identical size. Ask about floor and view. Against the neighbours, Jiwar's one-bedroom is 71 m² near 3.45 million, Grand Lane's 73 m² around 3.71 million and Home Residence's 67 m² about 4.12 million. Najm's cheapest one-bedroom sits level with them, a few metres larger, and finished.

Najm payment plan, type by type

• One-bedroom: 5% down (179,167) over eight years, about 35,500 monthly.
• Smallest two-bedroom: 10% (546,333) over ten years, near 41,000 a month.
• Smallest three-bedroom: 801,833 upfront, then roughly 60,100.
• Loft: 12% (1,817,046) over only six years, some 185,100 monthly.

At handover

The date is about 48 months away. For two- and three-bedrooms that is 48 of 120 instalments, close to 46% paid: about 2.51 million on the smallest two-bedroom and 3.69 million on the smallest three-bedroom. On the one-bedroom it is 48 of 96, over half, near 1.88 million. On the loft it is 48 of 72, roughly 71% paid, about 10.7 million, with two years left. If you rent today, you will pay rent and instalment together until 2030, so budget for both.

Najm, or Jiwar and Home Residence?

• Jiwar, half a kilometre away, lists its flats semi-finished on 10% over eight years, with keys in July 2030. Its 138 m² three-bedroom, near 6.78 million, saves 1.24 million on Najm's smallest for two fewer metres, though Najm is finished. Jiwar's 101 m² two-bedroom costs around 5.96 million, against which Najm adds 14 metres and saves 496,000.
• Home Residence, also half a kilometre off and finished, shares Najm's date. Its 107 m² two-bedroom, about 5.23 million, is 234,000 below Najm's and 8 m² smaller. The surprise is its 151 m² three-bedroom near 7.97 million: 11 metres more than Najm's smallest for some 46,000 less.

Najm, or Golf Town, Glen and Grand Lane?

• Modon's Golf Town, a kilometre away: its 115 m² two-bedroom costs about 6.58 million, so the same size at Najm saves 1.12 million, though Golf Town is due September 2029, a year sooner.
• Glen, 1.1 km off: a 130 m² two-bedroom near 8.3 million, so Najm's largest two-bedroom of that size saves around 686,000.
• Grand Lane, 1.4 km away: a 138 m² three-bedroom around 7.04 million, 975,000 below Najm, but on 15% down over four years, so the monthly is near 124,700, more than twice Najm's.

Najm's metre thus sits mid-pack: above Home Residence and Jiwar on three-bedrooms, below Golf Town and Glen on two-bedrooms. Its clearest edges are the small two-bedroom and the long ten-year plan.

Three-bedroom monthly payments around Najm

• At Najm, the finished 140 m² unit runs about 60,100 a month across ten years.
• At Home Residence, the finished 138 m² comes to roughly 59,100 on the same term.
• At Jiwar, the semi-finished 138 m² reaches around 63,500, since the plan is eight years.
• At Golf Town, the 133 m² climbs to about 80,400, also over eight years.
• At Grand Lane, the 138 m² leaps to near 124,700, with the full price spread over four years.

By the month, Najm and Home Residence are the lightest for a finished three-bedroom, with little between them. If the instalment decides it, the long term matters more than the small price gap, so compare both on a viewing: the finishing itself, the floor and the distance from the gate.

The large three-bedrooms against the neighbours

Najm's biggest three-bedroom is 195 m² at 11,988,850, about 61,500 a metre. Lusail Residence has three-bedrooms of 174 to 189 m² around 10.75 million, and Glen a 160 m² unit near 10.72 million. Najm's large three-bedroom costs roughly 1.24 million more than Lusail's while giving at least 6 more metres. If you need that space, set it beside the loft too: the loft adds 90 m² and a room for close to 3.15 million more, though its instalment is heavy over six years.

The loft against Lusail Residence's loft

Najm's loft gives four bedrooms on 285 m² at near 53,100 a metre. Lusail Residence, 1.1 km away, has a loft from 247 m² around 15.49 million, against which Najm's adds 38 metres and saves 345,000. Lusail's runs eight years, though, bringing its monthly to about 145,200 against 185,100 here. If the monthly is the limit, Lusail is lighter; if space is, Najm is larger.

Najm location and master plan

Najm stands in the 6th Settlement, with Jiwar and Home Residence half a kilometre away and Golf Town at a kilometre. As published for the project, blocks are ground plus seven floors with a roof, and inside are two clubhouses, a green walkway and jogging tracks, an open-air gym and spa, waterfalls and fountains, and smart gate access. Ask where your building sits relative to the waterfalls and walkway, as that likely moves the price of the same size. Royal also builds Royal Hills in October and Monark Residence in Mostakbal City.
