Acasa Compound New Cairo is by Dar Al Alamia Developments, on the Katameya side of the Fifth Settlement. Its land is about 40,000 m² by the project data, holding about 16 glass-fronted buildings spread over four "valleys", some 148 flats in all. So it is a very small compound, and that is its defining feature.

What is on offer now

In October 2026 owners listed two flats, both three-bedroom: one of 155 m² and one of 255 m², asking 7.7 and 11.38 million; each comes to somewhere between 45,000 and 50,000 per metre.

Against the new launch next door

Just 300 m away is Jadie Residence, whose 139 m² three-bedroom costs roughly 9.14 million (65,700 per metre), due 2029. Rock Vera, 1.6 km off, sits near 72,816. So a ready Acasa flat is about 16,000 to 20,000 cheaper per metre than new, and you live in it now. What you give up is the long payment plan, since sellers usually want their money quickly.

A small compound: the upside and the catch

• Upside: few neighbours, quiet, an open roof on every building for residents, and two security gates.
• Also an upside: the commercial strip sits outside the compound with a private residents' entrance, so visitors stay out.
• The catch: maintenance is shared among only about 148 flats, so ask each flat's yearly share.

Acasa or its siblings?

The same developer has Acasa Mia and Acasa Alma in New Cairo, both still under construction. Acasa is the only one handed over, so if you want to see Dar Al Alamia's work in person before booking one of its new projects, visit it first and check the finishing and upkeep after handover.

The right buyer for Acasa

A family wanting a roomy three-bedroom in a calm, uncrowded compound, with cash or able to pay over a short term. Someone working at or near the American University, minutes away. If you need a long plan or a smaller one or two-bedroom flat, Acasa won't fit: the listings are all three-bedroom, and the new projects next door suit you better.

Location

Per the project data, the American University is about 3 minutes away, a hospital a minute and the airport about 25 minutes. It is reached from 90th Street, the Middle Ring Road, Suez Road, the Sokhna road, the Amal Axis and the Mohamed Naguib Axis. Close neighbours: Jadie Residence 300 m away, Grova East Hills and Rock Vera about 1.6 km, Eastshire 1.7.

Shared amenities

The project data lists pools including a children's pool, a clubhouse, a green promenade, running and cycling paths, a children's area, a yoga corner, parking, plus security and cameras.

Before buying

Ask for the seller's original contract and confirm nothing is owed to the developer. Ask which valley the flat is in and what it overlooks: a pool, greenery or a street. And with a big gap between the 155 m² and 255 m² offers, ask whether the larger one includes a roof or garden in its area.
