Yellow Residence New Cairo: the largest two-bedroom costs 3 million more than the smallest three-bedroom, and the Crowne phase explains it

Yellow Residence New Cairo is an Urbnlanes project beside Family Park in El Rehab, on a published area of about 24 feddans. It mixes homes, hotel apartments, clinics and offices, and is split across three pages: the main Yellow, Yellow Lane for shops, offices and clinics, and Crowne Residence for the dearer flats. Urbnlanes Development sells flats here on 5% down over eight years, with main-phase keys announced for March 2028, about seventeen months from now. One thing to know before reading the prices: the top figures on the list belong to Crowne, not to the main Yellow phase.

Yellow Residence prices 2026

• One-bedrooms (70 or 83 m²): cheapest 6,329,306, dearest 12,010,556.
• Two-bedrooms covering 112 to 138 m²: 10,100,359 up to 16,526,813.
• Three-bedrooms in two sizes, 184 m² (13,482,620) and 193 m² (15,165,361).

The top prices are Crowne's

The dearest one-bedroom on the list (12,010,556) matches Crowne Residence's 70 m² one-bedroom exactly, and the dearest two-bedroom (16,526,813) matches Crowne's 112 m² two-bedroom. Those expensive units belong to the second phase, where a one-bedroom costs about 171,600 a metre, nearly twice Yellow's cheapest one-bedroom (around 90,400). Crowne's keys come a year and a half after the main phase. Offered a one-bedroom at 12 million? First ask whether it is Yellow or Crowne, then what the doubled price buys you.

The three-bedroom is the sum to make

No unit in the project beats the 184 m² three-bedroom on rate: roughly 73,300 per metre. Starting from the smallest two-bedroom (112 m²), the 72 extra metres to the smallest three-bedroom cost about 3.38 million, roughly 46,900 apiece. The largest two-bedroom (138 m², a Crowne unit) runs some 3.04 million above the small three-bedroom while 46 m² smaller. With a budget past 13.5 million, the three-bedroom is the clear pick. Its finishing is not published, unlike the one- and two-bedrooms, so get it in writing.

Yellow Residence payment plans

• The cheapest one-bedroom is booked with 316,465, then roughly 62,600 a month.
• The smallest two-bedroom needs 505,018 first, with monthly payments near 100,000.
• The smallest three-bedroom asks 674,131 down and about 133,400 each month.

Keys with a fifth paid

By March 2028, seventeen months will have passed: the cheapest one-bedroom will have absorbed about 1.38 million, the two-bedroom 2.2 and the three-bedroom 2.94, roughly 22% of each price. Seventy-nine monthly payments then follow while you live there. Little is due before handover, but the three-bedroom's monthly is no light load on an eight-year term, so test it against income and ask whether early settlement is allowed without a penalty.

Resale flats at Yellow Residence

Twelve owner offers appeared at the end of October 2026, spread over a very wide range:

• Two-bedrooms (five offers) of 127 to 144 m², from just under 7.1 million to over 19.2.
• Three-bedrooms (four offers) between 167 and 197 m², lowest 8.86 million, highest 16.26.
• A pair of 83 m² one-bedrooms (7.86 and 12.41 million) and an 80 m² studio near 7.71 million.

The cheapest owner's three-bedroom sits about 4.62 million under the developer's, and the cheapest owner's two-bedroom about 3.01 million under while 15 m² larger. With keys still eighteen months off, the low figures most likely show what the seller has put in so far. Ask to see the contract and receipts, add the remaining instalments to the ask, and compare that total.

Yellow Residence, or Creektown and Kin?

• Creektown is a very close neighbour, just 700 metres away, on 10% over eight years with keys announced at the end of this year. Three bedrooms there start with 165 m² for about 12.38 million, 1.1 million below Yellow on 19 fewer metres, with keys over a year sooner. Its two-bedroom covers 128 m² for some 11.45 million.
• Kin, 3.3 km off and spread over ten years, offers a 215 m² three-bedroom for close to 12.34 million, adding 31 m² and saving 1.14 million against Yellow's smallest, though its keys come in April 2030.

Yellow Residence, or Jayd, MAYAN and Life Wise?

• SED's Jayd, 2.4 km away and listed semi-finished, runs 5% over ten years with keys in March 2027; its three-bedrooms open with 150 m² for about 11.96 million.
• MAYAN, 3.2 km off and finished, asks just 2.5% upfront over ten years; two-bedrooms begin with 98 m² at 8.5 million, three-bedrooms with 125 m² near 10.7 million.
• Life Wise, 1.4 km away, sits a clear tier lower: three bedrooms open with 135 m² for 7.3 million, roughly 54,100 per metre, with keys in August 2030.

Yellow's main-phase metre is mid-range. Its strengths are the near date and the small share paid before handover; its weakness is a heavy three-bedroom monthly. Ask about the difference with the neighbours: finishing, distance from Family Park and floor.

Three-bedroom monthly payments against the neighbours

Yellow's 184 m² comes to about 133,400 a month on its eight-year term. Creektown, on the same term but cheaper, runs near 116,000 for 165 m². Ten-year projects show the gap more clearly: Jayd around 94,700 for 150 m², MAYAN near 86,900 for 125 m², Kin about 82,100 for 144 m². Yellow wins on the near date and loses on the monthly, by over 50,000 a month in some cases.

Is Crowne Residence worth it?

Crowne sells only a 70 m² one-bedroom and a 112 m² two-bedroom, at over 147,000 a metre on the two-bedroom and 171,000 on the one-bedroom, with keys in 2029. For a family home, that gap is hard to justify against Yellow's main three-bedrooms. For a small premium unit to let, ask what Crowne offers exactly, whether hotel services, view or position within the project, then decide.

Yellow Lane: if you want a unit to let

Yellow Lane is the commercial part: offices of 36 to 135 m² priced 6.35 to 22.13 million, clinics from 56 m² at 11.26 million, with keys in August 2028. Offices there run near 176,400 a metre and clinics around 201,000. Published details place Yellow Residence right against El Rehab's Family Park, with Cairo Airport some ten minutes off and the American University twelve, close to Madinaty, El Shorouk, Mostakbal City, the Suez Road and the Middle Ring Road. Other Urbnlanes projects are Eastlane, Noi and Midlane 2 in New Cairo, plus Levels Business Tower in the Capital.
