The one-bedroom is priced under 7 million; these are its actual prices. The monthly figure is the lowest price spread evenly over 120 months; the actual schedule may be quarterly. With the instalment at a third of income, the three-bedroom needs a household income of about EGP 155,100 a month, and the 200 m² unit about 246,500. The finish is not stated in the figures we hold.

How much is paid at Life Wise before the August 2030 handover?

By August 2030 you will have paid about 47.6% of the price (15% down plus 46 instalments): about EGP 3,473,600 on the 135 m² three-bedroom and 5,519,700 on the 200 m² one, at October 2026 prices.

Nearly half the price is paid over almost four years before the keys, but the instalment itself is light because the term is 10 years: about 51,710 a month on 135 m². The Life Wise three-bedroom metre, about 54,070, is below Creektown, Yellow Residence, Jayd, Acasa Mia and Peerage Residence nearby, though most of them hand over earlier, in October 2026.

Creektown, about 900 m in a straight line from Life Wise, is ready, but its 165 m² three-bedroom costs 5,075,000 more with more than double the instalment. Jayd, about 2.3 km away, is ready and 4,660,000 more. At Life Wise you pay for the gap by waiting until 2030.

Acasa Mia, about 2.3 km away, has a metre close to Life Wise and is 25 m² larger for 2,119,750 more, handing over in October 2028, about two years earlier, on only 5% down. If the 15% down payment holds you back, Acasa Mia offers less up front and an earlier handover at a slightly higher price.

Inside Life Wise: homes without cars

The residential part of Life Wise covers about 59,280 m², with a central park of about 16,400 m² at its heart, up to 47 m between buildings, and cars routed to an underground car park.

The interior is for pedestrians only, and buildings face north and north-west to reduce heat. There is a clubhouse, running and cycling tracks, a yoga area, children's areas, electric-car charging, fibre internet, two main gates and an emergency gate.

Ask whether the apartment overlooks the central park, since that is what moves prices within the project from 7.3 to 11.6 million for three bedrooms.

Life Wise Business: offices and clinics next door

Half of Life Wise's land is for its commercial phase, Life Wise Business, with offices, clinics and shops, whose prices and sizes are on its own page.

The idea is living and working in one place: a doctor or business owner can live and work without a daily drive on the Suez Road, and shops and clinics are steps from home. The possible drawback is that the commercial part brings visitor traffic, so if quiet matters most, pick a building away from it.
