MAYAN Compound New Cairo: apartments on the Suez Road with 2.5% down and keys in summer 2027

MAYAN Compound New Cairo is an apartment compound by STM Developments: 48 feddans of the Fifth Settlement whose front, the developer says, sits right on the Cairo–Suez Road. The developer sells two- and three-bedroom flats at just 2.5% down and a ten-year schedule for the balance, and handover is due in June 2027. In other words, a project close to completion on a payment plan you would expect from one just starting out.

Apartments and sizes in MAYAN

• Two bedrooms, 98 m² at the small end and 148 m² at the top: EGP 8,500,000 rising to 18,000,000.
• Three bedrooms, between 125 and 176 m²: EGP 10,700,000 rising to 15,500,000.

The cheapest two-bedroom works out at about 86,700 a metre and the cheapest three-bedroom at about 85,600, so both types start at almost the same rate.

The dearest two-bedroom beats the dearest three-bedroom

This is the oddest line on the list: the largest two-bedroom, 148 m², costs about EGP 2.5 million more than the largest three-bedroom, 176 m². That puts the big two-bedroom near 121,600 a metre against roughly 88,000 for the big three-bedroom. The gap is not about space; it usually comes from the floor, the view or a private garden. If that flat is offered to you, ask exactly what the premium buys, and if it does not matter to you, the three-bedroom is the clearer deal here.

MAYAN New Cairo payment plans: how much will you have paid at handover?

Take the cheapest two-bedroom: EGP 212,500 to start, then an instalment near 69,000 every month. The entry three-bedroom asks 267,500 up front and close to 86,900 monthly. Since handover is around 8 months away, by the time you hold the keys you will have paid close to 9% of the price, with the rest spread over more than 9 years while you live there. Treat that as a rough guide that ignores interest and any later change to the schedule, and get the developer's own table on paper before signing.

Who gains most from that?

Someone renting in the Settlement and paying close to that instalment in rent. Instead of years of rent, the same monthly sum goes into a home in their own name within months. Anyone with cash should ask for the cash price, because over 10 years the difference between cash and instalments is usually large.

Same road, a much cheaper metre

Half a kilometre from MAYAN, the cheapest flat in More Residence works out at about 136,400 a metre. One kilometre away, Swanlake Residences starts near 168,800. So MAYAN costs less than two thirds of its closest neighbour's rate. Three to four kilometres out, Yellow Residence and Creektown sell apartments at around 73,000 and 75,000 a metre. MAYAN sits in between: cheaper than the names beside it on the road, a little dearer than projects further away.

The road itself is the main draw: the Suez Road links you to the Ring Road, and the project is close to 90th Street, the Mohamed Naguib Axis and the Gamal Abdel Nasser Axis, as well as the American University, El Rehab and Cairo Festival City. A frontage on a fast road also means noise, though, so ask whether your building faces the road or sits inside the compound.

MAYAN New Cairo master plan

The blocks rise to ground plus 6 floors, per the project data; green and open space takes a large share of the land, and there are jogging and cycling tracks away from cars, a clubhouse, a children's play area, parking, electronic gates and cameras. The developer says the apartments are fully finished, so ask for the finishing specification in writing: floors, bathrooms and kitchen.
