Where is More Residence?

Where is More Residence located? In northern New Cairo. According to the project's details it is close to Mohamed Naguib Axis, about 6 minutes from El Rehab and a quarter of an hour from the American University. The Middle Ring Road, the Suez Road and the Sokhna Road are also nearby. Its nearest neighbours are Mayan about half a kilometre away, Swanlake Residences 1.4 km and Yellow Residence 2.8 km. According to the project's details the land is about 50 feddans, with greenery and water taking about 83% of it and buildings the rest. It includes:

• A clubhouse and a gym.
• An infinity pool and other pools for different ages.
• Lakes, fountains and waterfalls spread between the buildings.

Ask the developer what is available today in the size and floor that suit you, and about the view: greenery, water or the clubhouse. The one-bedroom suits a single person or letting, and the 209 m² three-bedroom is spacious for a family.

The price per metre is about 136,400 in the one-bedroom, about 128,000 in the two-bedroom and about 127,300 in the three-bedroom, so the metre gets cheaper as the size grows. For comparison, the cheapest apartment's price per metre in nearby projects: Yellow Residence about 73,300, Creektown about 80,000, Mayan about 84,900 and Swanlake Residences about 168,800. So More Residence costs more than most of its neighbours and less than Swanlake Residences. The difference pays for full finishing with air conditioning and the hotel service, so add the cost of finishing an ordinary apartment to its price before comparing.

The recorded plan is 5% down and instalments over 9 years. That means:

• The one-bedroom: EGP 525,000 down and about 92,400 a month.
• The two-bedroom: EGP 845,000 down and about 148,700 a month.
• The three-bedroom: EGP 1,330,000 down and about 234,000 a month.

These monthly figures are approximate, assuming equal instalments, so ask the developer for the actual schedule: monthly or quarterly, and whether there are yearly payments or a payment at handover.

The hotel service: ask before buying

An apartment with hotel services means cleaning and management by the developer, which is convenient if you travel a lot or will let it. But the service has yearly charges, so ask how much, whether it is compulsory or optional, and whether you can let the unit yourself or only through the management. Get any talk of rent or return in writing.
