Chess Field Mall New Cairo: an office you receive in December with 7% paid

Chess Field Mall New Cairo is an office and retail development by Al Jazi Egypt in North Investors, on about 35,000 m². Its design, per the developer, takes its cue from a chessboard, hence the name. What is on sale now sits in two phases, each with an entirely different sum.

Queens: the offices

Queens offices measure 95 to 301 m²; the cheapest is 23,099,963 and the largest 73,190,408, which puts the metre around 243,200. The payment plan is the striking part: a deposit of just 5% with seven years for the balance, with handover in December 2026, roughly two months off.

What that looks like in numbers

On the smallest office, signing costs 1,154,998 and each month after that roughly 261,250. If handover keeps to schedule, you receive it having paid around 7% of the price, with the balance over nearly 7 years while the office is working. Whether you use it yourself or let it, the instalment starts meeting income early. Do check the building's state on the ground before relying on December.

Business Suites: a fully finished flat

Business Suites offers a one-bedroom of 82 to 87 m², fully finished, at 14,048,563, about 171,300 a metre. The deposit here is 10% (1,404,856) and the term far shorter, only 4 years, so the instalment is about 263,400 a month. Handover is July 2028, by which point you will have paid close to half.

Against the area's offices

Queens' metre (about 243,200) is above City Hall, 600 metres away (around 205,600), Central New Cairo (near 204,700) and Iguall (about 216,900), and close to The Ark (near 250,700). The difference is that most of those hand over between 2027 and 2029, Queens at the end of this year. The extra per metre buys you fewer years of waiting.

Two resale offices

October 2026 had two offices of 50 and 80 m² listed at 9.3 million and 11.5 million. The developer's smallest office is 95 m² at 23.1 million, so for a small space resale is the route. Check with the seller that this is the whole price and not just the instalments paid so far. For a small new office from a developer, Iguall, about a kilometre off, has 40 m² at 8,676,000, though it hands over in April 2027.

Inside the mall and around it

Per the developer, the project has ten office and retail buildings, two buildings for a hotel, and green space between them. Announced services:

• Underground parking.
• Electric-car charging.
• ATMs, security and round-the-clock cameras.

The site is near North 90th Street, the American University and Rehab City, with the Ring Road, Mohamed Naguib Axis, Suez Road and Middle Ring Road all close by, which makes it easy for staff and clients to reach from east Cairo.
