But the developer's smallest office is 172 m², so the listing may belong to City Hall Strip in the Capital rather than New Cairo, or be wrongly recorded. Check the project and building name in the contract before anything else.

If you are buying a shop

Ask where the shop sits relative to the hypermarket and entrances, since footfall in a mall gathers around them. Ask about the floor too, as a ground-floor shop and a second-floor one differ in rent and later resale.

Against New Cairo retail

The shop metre here (500,000) is close to H:RS Mall (about 480,500), below The Ark (about 653,900) and above W Signature's shops (about 325,000). The office metre (205,600) is below Chess Field (about 243,200) and above Garnet (about 156,000).

What the City Hall buildings hold

Per the developer: linked terraces on the upper floors, restaurants and cafés, a hypermarket of about 2,835 m², lifts and escalators, camera security, fire protection and regular maintenance.
