Central New Cairo: offices where the bigger the unit, the cheaper the metre

Central New Cairo, a mixed office and retail building, comes from Saudi Egyptian Developers (SED) in New Cairo, between North and South 90th Streets near the Mohamed Naguib Axis, per the source. The priced units today are offices from 59 up to 307 m², due in December 2029. The source says offices reach about 485 m² and that there are retail units too, but neither has a published price, so ask the developer if you need a shop or a larger office.

The larger the office, the lower the metre

• The 59 m² office, the smallest: 12,078,000, about 204,700 a metre.
• The 307 m² office, the largest: 49,473,000, near 161,200 a metre.

That is a gap of about 43,500 a metre. If your company needs a lot of space, or you are buying with a partner, the large office saves a good deal per metre. If you plan to let, a small office is easier to rent out but costs more per metre.

In office buildings, the metre shifts with the floor, the view and how close the unit is to the lifts. Find out which floor the office you like is on and what it looks out on before comparing it with any other price.

5% down, half paid before handover

The Central New Cairo payment plans ask only 5% down, 603,900 on the smallest office, then 7 years of instalments near 136,600. Handover is about 38 months off, so roughly half the price will be paid by then, and the other half over around 4 years once the office is working. The largest office, 307 m², needs about 2,473,700 down and near 559,500 a month, a figure for an operating company rather than one person's income.

Mid-priced among its neighbours

The small office's metre, about 204,700, is close to City Hall (near 205,600) and Moray (about 208,900), below The Ark, just 400 metres away (near 250,700), and above Garnet (about 156,000) and Point 90 Mall (near 188,000). Madinet Masr's Iguall, 1.2 km away, is about 216,900. The large office here, near 161,200 a metre, undercuts all of them except Garnet, which makes Central a better fit for a company that needs space.

Offices inside a mall

Per the source, the Central New Cairo master plan pairs the offices with shops, restaurants, cafés and a family entertainment centre, with central air conditioning, backup generators, lifts and escalators, parking, camera security and access gates. It is near the American University and the Dusit Thani LakeView hotel. SED also has Tierra and Jayd in New Cairo.
